Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

If you are in Ambarvale or anywhere else in 2560, you are in our Macarthur patch, 44.6 km south-west of the CBD. We travel out to Ambarvale on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
A lot of our Ambarvale jobs are in the streets around Campbelltown Mall and Rosemeadow Marketplace, and we are out near Macarthur station regularly enough that the technician usually knows the access before they arrive.
This is the Campbelltown and Camden area, and our runs here also take in Englorie Park, Bradbury and Glen Alpine. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Around Ambarvale the pattern is fairly consistent: estate houses with narrow side access and a shared fence line. Tell us which it is on the phone and we will come prepared for it.
The rest of 2560 is covered too, including the pockets around Campbelltown station and Robinson Park.
Your appointment is confirmed the day before with a real arrival time. Because Englorie Park and Bradbury are covered on the same round, 2560 often has an earlier slot available.
Some species excavate soft, damp timber rather than eat it. Finding them in a Ambarvale window frame or bathroom wall usually means moisture has been getting into that timber for a while.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
In a dry spell ants move indoors looking for moisture, which is why a spotless Ambarvale kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
The Macarthur pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Ants in the cavity of a Ambarvale house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Trails are traced to the colony, not just sprayed where you saw them.
Baits are matched to the species and the season rather than used as a default.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Ambarvale and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. We are about 44.6 km south-west of the city here, and Ambarvale is covered by the Macarthur team.
Uniform houses on small lots means uniform conditions. Whatever suits ants at your address suits them at the ten around it, so these problems move along a street rather than stopping.
Recent estate housing - slab on ground, narrow side passages, young landscaping. The perimeter does most of the work.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Ambarvale 2560 are all part of what we do, and the paperwork is the kind agents accept.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Usually not. Most ant control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
We do. Ambarvale and Englorie Park, Bradbury, Glen Alpine and Blair Athol are all on the same route, which helps if you own more than one property in the area.
