Terraces, California bungalows and riverside apartment blocks across 51 Inner West suburbs — from Glebe and Newtown out through Burwood and Strathfield to the Parramatta River.
Real, verified feedback from people we've helped — straight from Google.
The Inner West is the biggest district we cover — 51 suburbs, 29 postcodes, spread from Forest Lodge at 2 km out to Newington and Wentworth Point at nearly 15 km — and almost all of it shares one defining feature: the housing is old, and it was built to share.
Two-up two-down terraces in Newtown, Enmore and Erskineville. Workers' cottages through Marrickville and Dulwich Hill. Federation homes and California bungalows across Haberfield, Summer Hill, Croydon and Burwood. Waterfront stock at Balmain, Birchgrove and Drummoyne. Party walls, shared roof voids, continuous sub-floors and ageing drainage run through the lot, which means pests move between addresses without ever going outside — and it means the honest answer to 'why does my neighbour keep getting them too' is usually that you have one population, not two.
Then there are the gardens. This district has Sydney's most established tree canopy outside the North Shore, and mature gardens with deep mulch beds, old timber fencing and permanently damp shaded corners are exactly what ants, spiders and cockroaches want through summer. Along the river edge — Rhodes, Cabarita, Breakfast Point, Wentworth Point — you add tidal moisture and newer high-density blocks to the same district.
We scope Inner West jobs around the building type rather than the suburb, because a Rozelle terrace and a Rhodes apartment have almost nothing in common.
We run the Inner West daily across both the Inner West Council and City of Canada Bay areas, so same or next-day attendance is routine here.
Technicians cover the district from Glebe to Strathfield every weekday — most Inner West jobs are attended same or next day.
Shared walls, sub-floors and roof voids need a different approach from a standalone house. We treat the connected spaces, not just the rooms.
Programs for the Newtown, Leichhardt, Marrickville and Burwood food strips — scheduled around trading, with reports for council health officers.
We know the Inner West Council, City of Canada Bay, Burwood and Strathfield areas, and the difference between a 1890s terrace and a Rhodes tower.
The patterns we see across Inner West properties, and how they shape the treatment.
The food strips set the baseline. King Street in Newtown, Norton Street in Leichhardt, Marrickville Road, Ashfield's Liverpool Road and the Burwood centre around Westfield Burwood and Burwood Plaza all run dense, late-trading food businesses, and the residential streets immediately behind them carry the overflow. Add the shopping centres — Norton Plaza, MarketPlace Leichhardt, Ashfield Mall, Birkenhead Point, Rhodes Waterside and Sydney Markets Plaza — and you have steady commercial waste across the whole district.
The second driver is the housing itself. In a terrace row, the roof void is often continuous above the party walls and the sub-floor runs the length of the row. Rodents and cockroaches use both. We regularly treat a single house and find the harbourage is three doors down, which is why we ask about neighbours' activity before quoting.
Third is water. The Parramatta River Regional Park, Wolli Creek Regional Park, the canals through Dulwich Hill and the tidal edges at Rhodes, Cabarita and Uhrs Point hold constant moisture, and the golf courses at Concord, Massey Park, Bardwell Valley and Ryde-Parramatta add irrigated turf. Those margins keep ant, spider and mosquito activity up well into autumn.
Landmarks we work around: Westfield Burwood, Ashfield Mall, Norton Plaza, MarketPlace Leichhardt, Birkenhead Point Outlet Centre, Rhodes Waterside Shopping Centre, Parramatta River Regional Park, Concord Golf Club, Leichhardt Park Aquatic Centre, Wolli Creek Regional Park, Newtown station, Burwood station.
General pest control across the Inner West starts from $89 for apartments and small terraces. A freestanding Federation home or bungalow with a sub-floor, roof void and established garden is priced higher because there is genuinely more to inspect and treat. Termite inspections start from $159.
For terrace rows we will sometimes recommend treating adjoining properties together — it costs less per house and it is the only thing that reliably stops reinfestation along the row. Commercial programs on the food strips are priced on area and frequency.
Newtown, Marrickville, Leichhardt, Balmain, Ashfield, Burwood and Dulwich Hill generate most of our Inner West work, with Rhodes and Wentworth Point busy on the apartment side.

Old housing, shared structure, mature gardens and a river edge — these four shape nearly every Inner West job.
Party walls, continuous roof voids and connected sub-floors let pests move between houses in a row without ever going outside. One address is rarely one population.
Victorian terraces, Federation houses and California bungalows carry original structural timber and suspended floors — the stock termites do most damage to.
Deep mulch beds, old fencing and permanently shaded damp corners give ants, spiders and cockroaches harbourage right against the building.
Tidal margins at Rhodes, Cabarita and Uhrs Point and the canals through Dulwich Hill hold moisture that sustains mosquitoes and keeps sub-floors damp.

Every treatment we offer, available across all 51 Inner West suburbs — terraces, bungalows, riverside apartments and the food strips.
Fast, lasting cockroach extermination for kitchens, bathrooms and commercial sites.
Heat and chemical bed bug treatments that clear infestations the first time.
AS 3660.1-compliant termite barrier systems installed during the build to protect new homes for decades.
Termite pressure here is shaped by established gardens, older housing and riverfront apartment strips — what that means for the timber in Inner West homes, and what we actually check.
If there is one district where we would argue an annual termite inspection is genuinely non-negotiable, it is this one — and it comes down to the housing stock.
The Inner West is dominated by pre-1960s timber-framed construction: Victorian and Federation terraces, workers' cottages, California bungalows. Suspended timber floors, original bearers and joists, hardwood framing and timber fencing throughout. Much of it predates any chemical soil barrier, and where a barrier was installed in the 1970s or 80s it is long past its service life.
Two local habits make it worse. Renovation is constant here, and rear extensions, decking and raised garden beds built hard against the original brick skirt routinely bridge whatever protection exists. And the mature gardens the district is loved for keep soil moisture high right against the structure — subterranean termites need that moisture, and the leafy streets supply it.
Our inspections start from $159 and cover the sub-floor, the roof void where accessible, the garden, fences and outbuildings, with a written report. If you are buying a terrace or bungalow out here, do it before you exchange — we find active workings in this district regularly, and the repair bill is never small.
We assess the property, identify the pest, locate harbourage and entry points, and confirm the extent of the problem.
You receive a clear, fixed-price plan scoped to your property — no guesswork and no hidden costs.
Licensed technicians apply targeted, pet & child safe treatments designed to eliminate the source.
We monitor results, give prevention advice, and back the work with a 6-month warranty.

Usually, yes, and it will cost each of you less than treating twice. In a terrace row the roof void and sub-floor often run continuously behind the party walls, so there is one population using several houses. Treating a single address reduces what you see for a few weeks and then it refills from next door.
For pre-1960s timber-framed houses, yes. Terraces, cottages and bungalows have suspended timber floors and original structural timber, most of it older than any chemical barrier. Add constant renovation that bridges protection and mature gardens keeping soil moisture high, and this is one of the higher-risk districts in Sydney for timber-framed stock.
Mature canopy, deep mulch and old timber fencing is close to ideal spider habitat, and those suburbs have all three. Treatment targets the harbourage — eaves, fence lines, garden structures and the external wall band — rather than just spraying inside, and it is worth repeating before each summer.
Yes. We run programs along the Newtown, Leichhardt, Marrickville, Ashfield and Burwood food strips, scheduled before opening or after close. Each visit includes a written report of areas inspected and treated, bait station activity and recommendations for council environmental health officers.
