Cockroach Control
Fast, lasting cockroach extermination for kitchens, bathrooms and commercial sites.
Thirty suburbs across the Nepean plain, from St Marys out to Mulgoa, Windsor and Silverdale — Sydney's hottest summers, river mosquitoes and reactive clay soils.
Real, verified feedback from people we've helped — straight from Google.
Penrith and the Outer West is the furthest district we cover and in some ways the most demanding. Thirty suburbs spread between roughly 38 and 56 km west of the CBD, mostly in the City of Penrith with edges reaching into Hawkesbury, Liverpool, Wollondilly and the Blue Mountains, and the housing ranges from tight new-release estates to genuine rural-residential acreage within a few kilometres of each other.
Three things set the pest picture out here. The heat is the first and biggest — Penrith regularly records Sydney's highest summer temperatures, and extended dry heat pushes rodents, cockroaches and spiders indoors in search of water rather than food. The second is the Nepean River and the rural dams, creeks and low-lying ground around it, which drive serious seasonal mosquito activity after rain in a way the coastal suburbs never see. The third is soil: reactive clay that shrinks and swells through the year, which matters enormously for termite barriers.
Then there is the property mix. A townhouse at Jordan Springs, a 1970s brick home in St Marys and a five-acre block at Llandilo or Berkshire Park are three completely different jobs — the acreage properties in particular bring sheds, water tanks, paddocks, stored feed and outbuildings into scope, and all of them harbour pests.
We scope accordingly and the price is fixed before we start.
The Outer West is a big area, so we batch it: the Penrith and St Marys core, the newer estates, and the semi-rural and Hawkesbury fringe.
Technicians run the Penrith and St Marys corridor daily, with scheduled trips out to the acreage and Hawkesbury fringe — most jobs attended same or next day.
Yard treatment and breeding-source advice for homes near the Nepean, the creek lines and rural dams, where seasonal mosquito pressure is genuinely heavy.
Reactive clay moves and can crack a chemical barrier. We inspect for that specifically, and service baiting systems where a barrier is not practical.
Sheds, stables, tanks, pumps and stored feed all harbour rodents and spiders. We include outbuildings in the scope rather than treating the house in isolation.
What the heat, the river and the clay actually do to properties in the Outer West.
Penrith's summer heat is not a detail, it is the organising fact of pest work in this district. During an extended dry spell the landscape loses its moisture and every water-seeking pest converges on housing. We see rodents in roof voids and wall cavities, cockroaches establishing around kitchens, bathrooms and laundries, and spiders moving under eaves and into sheds — all of it water-driven and all of it peaking in the dry rather than the wet.
Then the river flips it. The Nepean, the creek systems and the rural dams through Londonderry, Llandilo, Berkshire Park, Mulgoa and Wallacia breed mosquitoes heavily after rain, and the low-lying ground around Windsor and the Hawkesbury holds water long enough to sustain them. Reserves like Wianamatta, Mulgoa and Kemps Creek add bushland pressure — spiders, rodents and termites — to the properties on their edges.
Commercially the activity concentrates around Westfield Penrith and the Penrith Homemaker Centre, St Marys Village and station, Southlands, Glenmore Park Town Centre, St Clair Shopping Centre, Jordan Springs Shopping Centre and Caddens Corner. The golf courses — Penrith, Dunheved, Wallacia Panthers and the Colonial course — and grounds like Woodriff Gardens and Penrith Valley Regional Sports Centre keep irrigated turf, and irrigated turf in a hot district keeps ants busy all summer.
Landmarks we work around: Westfield Penrith, Penrith Homemaker Centre, Wianamatta Nature Reserve, Mulgoa Nature Reserve, Penrith Golf Club, Dunheved Golf Club, Glenmore Park Town Centre, St Clair Shopping Centre, Jordan Springs Shopping Centre, Kemps Creek Nature Reserve, Woodriff Gardens, Penrith station.
General pest control starts from $89 for townhouses and standard homes. Acreage and rural-residential properties are quoted after scoping, because the real work out there is in the outbuildings — sheds, stables, tank stands, pump housings and feed storage — and a house-only treatment on a five-acre block is not going to hold.
Termite inspections start from $159. On clay-soil blocks we pay particular attention to whether an existing chemical barrier has been compromised by soil movement, and we will give you a straight comparison of barrier versus baiting for your block rather than pushing one.
Penrith, St Marys, St Clair, Glenmore Park, Jordan Springs, Cranebrook and Werrington are our busiest Outer West suburbs, with the acreage areas around Llandilo, Londonderry and Mulgoa steady year-round.

Extreme heat, a major river, reactive clay and genuine acreage — four conditions you will not find combined anywhere else in Sydney.
Penrith records some of Sydney's hottest days. Extended dry heat drives rodents, cockroaches and spiders indoors looking for water.
The river, creek lines, rural dams and low-lying Hawkesbury ground breed mosquitoes heavily after rain — a seasonal problem coastal suburbs do not share.
Clay that shrinks and swells through the year can open cracks in a chemical termite barrier that was sound when it was installed.
Sheds, stables, water tanks, pumps, paddocks and stored feed give rodents and spiders harbourage well away from the house itself.

Termite pressure here is shaped by the Nepean River plain and semi-rural fringe — what that means for the timber in Penrith & the Outer West homes, and what we actually check.
Termite management in the Outer West has one complication the rest of Sydney does not share to the same degree: the soil moves.
Reactive clay through the Nepean plain shrinks in a dry summer and swells after rain, and that cyclical movement opens cracks. A chemical soil barrier installed to specification can be compromised by nothing more than a few seasons of normal weather, and because the failure is underground, nothing about it is visible from the surface. This is the main reason we often favour a monitored baiting system over a barrier on clay blocks, and we will say so plainly rather than selling whatever has the better margin.
The heat adds a second twist. In a long dry spell termites are drawn to the reliably moist ground around a house — under slabs, beside leaking taps and tanks, near garden irrigation and air-conditioning condensate. Those are precisely the points we inspect hardest out here.
Acreage properties need the widest scope. Fence posts, stables, sheds, tank stands, old stumps and stacked timber across a five-acre block are all potential colony sites, and a colony two hundred metres from the house is still a colony heading toward it. Inspections start from $159 and we include outbuildings and the grounds, not just the dwelling, with a written report.
We assess the property, identify the pest, locate harbourage and entry points, and confirm the extent of the problem.

Get a Free QuoteMostly heat. Penrith regularly records Sydney's highest summer temperatures, and when the landscape dries out, rodents, cockroaches and spiders move indoors for water. The Nepean and the rural dams then add heavy seasonal mosquito pressure after rain. It is a genuinely different pest calendar from the coast, with the peak in the dry rather than the wet.
On reactive clay, often baiting — and that is not an upsell, it is about the soil. Clay shrinks and swells through the seasons, and that movement can crack a chemical barrier underground where you will never see it. A monitored baiting system is checked on a schedule, so you find out something has changed. We will assess your specific block and give you an honest comparison with both costs.
Yes, and we scope them properly. On an acreage block the real harbourage is usually in the outbuildings — sheds, stables, tank stands, pump housings and feed storage — not the house. Treating the dwelling alone on a five-acre property will not hold. We quote after looking at the whole site.
Deal with standing water first, because yard treatment alone will not keep up. After rain, empty or cover tyres, buckets, pot saucers, tank overflows, unused troughs and blocked gutters. We treat harbourage in the yard and will point out breeding sites on the property while we are there, which is usually the part that makes the difference.
