Between tenancies
A vacant property is the easiest time to treat. We can visit after the outgoing renter's clean and before the ingoing inspection, with keys collected from your office.
End-of-lease pest control for Sydney renters, landlords and agents, from $89. General and flea treatments timed around your vacate clean, with a dated receipt for the agent.
Real, verified feedback from people we've helped — straight from Google.
Moving out is stressful enough without an argument over pest control. In NSW, the rules have changed in recent years, and many renters are asked to arrange a treatment when they don't actually have to, while others with an indoor cat or dog genuinely do. Knowing which applies to you saves money and a dispute over your bond.
When a treatment is needed, we make it simple. We time the visit after your vacate clean and carpet clean, treat the empty property for cockroaches, ants and spiders, and add a flea treatment with an insect growth regulator where pets lived. You leave with a dated receipt showing the address, treatment and products, ready to hand to your agent.
Landlords and property managers also use us between tenancies to hand over a clean, pest-free property to the next renter.
A general guide based on NSW Government and Tenants' Union NSW information. It isn't legal advice, so check your tenancy agreement and any pet permission conditions.
| Your situation | Generally required? | What it means |
|---|---|---|
| No pets and no pest problem caused by you | Usually not | Tenants' Union NSW advises that additional terms requiring professional cleaning or fumigation when moving out are generally not permitted, except where you were permitted to keep an animal |
| You kept an indoor mammal, such as a cat or dog, with permission | Possibly, if it was a condition | Under NSW rules that began on 19 May 2025, a landlord can make professional fumigation a condition of pet permission only if the animal lives indoors and is a mammal |
| Pet lived outdoors, or it wasn't a mammal (fish, bird, reptile) | Fumigation condition not allowed | The fumigation condition is limited to indoor mammals, though carpet cleaning conditions can apply where appropriate |
| You caused a pest problem during the tenancy | You may be responsible | NSW Government guidance says renters are generally responsible for pests caused by their activities or lack of cleanliness |
| Pests were there when you moved in | Generally the landlord's issue | Landlords are responsible for pests at the start of a tenancy. Your entry condition report is key evidence |
A landlord can't require you to use a particular person or business for professional cleaning or fumigation. Disputes can go to NSW Fair Trading on 13 32 20.

The order matters, and getting it wrong can waste the treatment.
An empty property lets us treat inside every cupboard and along every skirting board, and nothing gets moved over treated surfaces.
Do the vacate clean and any carpet cleaning before we arrive. Steam cleaning after a flea treatment can remove the product from the carpet.
Book the treatment for after cleaning is finished and allow time for surfaces to dry before the final inspection.
Book at least a day or two before your keys are due back, so you have the receipt in hand when you meet the agent.
A simple sequence that fits around cleaners, removalists and key handover.
Look at your tenancy agreement and any pet permission conditions, then tell us what you need and your key handover date.
We schedule the visit after the vacate clean and carpet clean, often the same or next day.
Interior general treatment, plus a flea treatment with growth regulator where pets lived, and the exterior or balcony.
Surfaces are left to dry, usually a few hours, and we tell you when it's fine for the agent or cleaners to enter.
Your dated receipt and service summary are sent straight away so you can include them with your bond paperwork.
From a real vacated apartment we treated, and what a vacate treatment looks like.

An empty unit after the removalists and cleaners had finished. Every cupboard, skirting line and balcony track was reachable, which is exactly when a treatment works best.

German cockroaches often shelter in the dishwasher recess or behind the oven, which only becomes visible once appliances and belongings are moved out.

Ants find crumbs left in empty kitchens quickly. Non-repellent gel bait along wall lines handles them without a spray residue on freshly cleaned surfaces.
Work through this in the last week of your tenancy.
A vacant property is the easiest time to treat. We can visit after the outgoing renter's clean and before the ingoing inspection, with keys collected from your office.
If you made professional fumigation a condition of pet permission, remember it can only apply to an indoor mammal, and you can't insist on a particular business. Any licensed pest manager's receipt should meet the condition.
If a new renter reports cockroaches or rodents in their first weeks, a prompt treatment is usually the landlord's responsibility and avoids a dispute.
Agencies can book treatments for multiple properties with one contact, and receipts are addressed and sent to the property manager.
End-of-lease demand in Sydney peaks at the end of university semesters around Kensington, Randwick, Ultimo and Camperdown, over the summer holidays and at the end of the financial year. Short vacate windows mean cleaners, removalists and pest control all compete for the same day, so book your treatment as soon as your handover date is set.

Get a Free QuoteEnd-of-lease pest control starts from $89 for a general treatment, and a flea treatment can be added from $89. The final price depends on the size of the property, whether it's a unit or a house with a yard, and whether pets lived there. You get a fixed price before we book.
Not automatically. Tenants' Union NSW advises that additional terms requiring professional cleaning or fumigation at the end of a tenancy are generally not permitted, except where you were allowed to keep an animal. If you caused a pest problem during the tenancy, you may still be responsible for fixing it.
Only if it was made a condition of your pet permission. NSW rules allow a landlord to require professional fumigation at the end of the tenancy when the animal lives indoors and is a mammal, such as a cat or dog. Check the written approval or your agreement to see what was agreed.
No. NSW guidance for renters says landlords can't require you to use a specified person or business for professional cleaning or fumigation. You can choose any licensed pest manager, as long as the work meets the condition and you can show a receipt.
After. Do the vacate clean and carpet steam cleaning first, then have the pest and flea treatment done. Steam cleaning a carpet after a flea treatment can remove the product and reduce how well it works. Book the carpet cleaner for the morning and the pest treatment for later that day or the next.
Your receipt shows the property address, the date of service, the type of treatment carried out, such as a general or flea treatment, and the products used, along with our business and licence details. Agents generally accept this as proof the work was done.
It works best when it is. With furniture and belongings gone, we can treat inside cupboards, along all skirting boards and in the areas where pets slept. If a few items remain, tell us beforehand so we can plan around them.
Most treatments dry within a few hours. The technician will confirm re-entry time on the day. Booking a day or two before handover gives plenty of time and means you have the receipt in hand at the inspection. Keep windows closed until the treatment has dried.
Many landlords do. NSW Government guidance says landlords are responsible for pests at the start of a tenancy, so treating the vacant property before new renters move in helps hand over a clean home and gives you a dated record. General treatments come with our 6-month warranty.
The property treatment only works properly if the pet is treated too. Fleas on an untreated animal will re-infest the carpets and yard. Speak to your vet about flea treatment for your pet at the same time as the property treatment.
