Harbourside apartments, Federation homes and houses backing onto steep bushland gullies — we cover all 33 Lower North Shore suburbs from Milsons Point to Roseville.
Real, verified feedback from people we've helped — straight from Google.
The Lower North Shore has a geography that works against you. Thirty-three suburbs sit between 2.4 and 10.4 km north of the CBD across five council areas — North Sydney, Willoughby, Lane Cove, Mosman and Hunters Hill — and almost every one of them is built on or around a steep bushland gully running down to the harbour.
Those gullies are the whole story. They are permanently shaded, permanently damp, thick with leaf litter and mature canopy, and they run right up to the back fence of some very expensive housing. Rodents, possums and spiders use them as a highway, and the tree canopy that makes these suburbs beautiful also delivers branches onto roofs, which is how possums and rats get into roof voids in the first place.
Overlay that with density. North Sydney, Crows Nest, St Leonards, Chatswood and Neutral Bay carry serious apartment stock and commercial centres — Greenwood Plaza, Northbridge Plaza, Lemon Grove, The Village and Big Bear Village among them — plus the Military Road and Willoughby Road food strips. So in one district we are treating harbour-view houses with bushland at the rear and twenty-storey towers with shared bin rooms, often in the same week.
This is one of our busiest districts and technicians work it every day, from Mosman across to Hunters Hill and up to Roseville.
Local technicians cross the Lower North Shore daily — most jobs here are attended same or next day, including roof-void callouts.
Rats and possums in the roof are the signature problem here. We inspect the void, find the entry, and handle possums humanely under NSW rules.

We know the North Sydney, Willoughby, Lane Cove, Mosman and Hunters Hill council areas, and the gullies that feed pests into them.
What we find on the ground across the Lower North Shore, and why the gullies drive most of it.
Start with the bushland. Sydney Harbour National Park, Blue Gum Reserve, Harold Reid Reserve, Batten Reserve, Fred Hutley Reserve and the Lane Cove bushland run deep into the residential grid, and the golf courses — Cammeray, Chatswood, Northbridge, Roseville and Lane Cove Country Club — add irrigated, tree-lined open space on top. That is continuous habitat for rats, possums, spiders and ants, and it rarely stops at a fence line.
Then the canopy. Mature trees overhanging rooflines give rodents and possums a bridge straight into the roof void, bypassing every ground-level measure. In this district the fix is almost always a combination of trimming the access, proofing the entry points and treating the void — baiting alone just creates a vacancy for the next animal.
The denser pockets behave differently. Around North Sydney, Crows Nest, St Leonards and Chatswood, the drivers are shared bin rooms, garbage chutes, basement car parks and the food trade along Military Road and the Chatswood centre near Lemon Grove Shopping Centre and the station. Those are cockroach and mouse problems, and they are building problems rather than apartment problems.
Landmarks we work around: Sydney Harbour National Park, Greenwood Plaza, Blue Gum Reserve, Northbridge Plaza, Cammeray Golf Course, Harold Reid Reserve, Lane Cove Country Club, Chatswood Golf Club, Greenwich Baths, North Sydney station, Milsons Point station, The Village Shopping Centre.
General pest control on the Lower North Shore starts from $89 for apartments. A harbourside house with a sub-floor, a large roof void and bushland at the rear takes considerably longer, so it is priced accordingly — but the number is fixed before we start. Termite inspections start from $159.
Roof-void rodent work and possum removal are quoted after inspection, because the job is defined by how the animal is getting in rather than by floor area. Possums are protected in NSW and must be handled accordingly, which we do.
Chatswood, North Sydney, Mosman, Lane Cove, Crows Nest, Neutral Bay and Willoughby are our busiest Lower North Shore suburbs, with Hunters Hill and Northbridge steady on the bushland-edge work.

Bushland at the fence, canopy over the roof, steep damp ground and dense apartment pockets — the four features that define pest work here.
Harbour foreshore reserves and gully bushland run right up to back fences, giving rodents, possums and spiders continuous habitat into the suburbs.
Overhanging branches bridge straight into roof voids. Baiting without proofing the entry just leaves a vacancy for the next rat or possum.
Permanently shaded, moist gullies keep sub-floors and retaining walls damp, supporting cockroaches, spiders and ants year-round.
North Sydney, Crows Nest, St Leonards and Chatswood towers share chutes, bin rooms and basement car parks where cockroaches and mice move between floors.

Termite pressure here is shaped by steep bushland gullies meeting the harbour — what that means for the timber in Lower North Shore homes, and what we actually check.
Termite pressure on the Lower North Shore is driven almost entirely by the bushland, and it is higher than most owners here assume.
Subterranean termites need moisture and a food source, and this district supplies both generously: permanently damp gully soils, deep leaf litter, mature eucalypts, old timber retaining walls and garden sleepers, and a lot of Federation-era housing with suspended timber floors and original structural timber.
The properties we worry about most are the ones backing directly onto reserve — streets edging Blue Gum Reserve, Harold Reid Reserve, the Lane Cove bushland and the harbour foreshore parks. Steep blocks make it worse, because retaining walls, split levels and sub-floor areas cut into the slope create concealed, permanently moist entry paths that are difficult to see from outside.
Inspections start from $159 and include the sub-floor, the roof void where accessible, the garden, retaining walls, fences and outbuildings, with a written report. On bushland-edge blocks we also look hard at any timber in ground contact, which is where this district most often gives the first sign.
We assess the property, identify the pest, locate harbourage and entry points, and confirm the extent of the problem.
You receive a clear, fixed-price plan scoped to your property — no guesswork and no hidden costs.

Get a Free QuoteRats tend to be fast, light and continuous, often with scratching in the walls as well. Possums are heavier, slower, usually active just after dusk and before dawn, and you often hear a thump as they land on the roof. We inspect the void to confirm which it is, because the treatment and the law differ — possums are protected in NSW and must be handled humanely.
General pest control starts from $89 for apartments. A house with a sub-floor, large roof void and bushland at the rear is priced higher because there is more ground to cover. Termite inspections start from $159. Roof-void rodent work and possum removal are quoted after inspection, since the job depends on how the animal is getting in.
Because baiting removes the animals but not the access. If a branch still touches the roofline and the eave gap is still open, the void is simply vacant for the next one. Lasting results here need the access trimmed and the entry points proofed as well as the population treated.
Yes, and annually. Gully bushland holds the moisture, leaf litter and timber that subterranean termites need, and it runs right to the fence line through much of this district. Steep blocks add retaining walls and sub-floor cuts that create concealed entry paths. Older homes with suspended timber floors are the most exposed.
Yes. We work from individual owner bookings or directly with the building manager or strata committee for a whole-of-building program covering bin rooms, chutes, basement car parks and risers, with written reports after each visit. For tower cockroach problems, common-area treatment is usually what finally resolves it.
Yes. We use APVMA-registered, low-toxicity products, and gels and baits are placed into cracks, voids and stations rather than sprayed across open surfaces. We will tell you what has been used, where, and how long to stay off treated areas.
