Cockroach Control
Fast, lasting cockroach extermination for kitchens, bathrooms and commercial sites.
From the clifftops at Vaucluse to the unit blocks behind Coogee Beach, we treat 40 Eastern Suburbs postcodes — art-deco blocks, Federation semis, beachfront cafes and everything between.
Real, verified feedback from people we've helped — straight from Google.
The Eastern Suburbs are, pest-wise, one of the trickiest parts of Sydney to treat properly — and the reason is simply how close everything sits together. Between Elizabeth Bay and Little Bay you have four council areas (Randwick, Waverley, Woollahra and Bayside, with a slice of the City of Sydney), eighteen postcodes from 2011 to 2036, and almost none of it is detached housing on a generous block. Art-deco unit blocks, Federation semis and renovated terraces share walls, roof voids and sub-floors, so a German cockroach problem in one kitchen is rarely a problem that stays in one kitchen.
Add the coast to that. Salt-laden air and sandy soils keep sub-floors and ground-floor bathrooms damp for most of the year, which is exactly what cockroaches and silverfish want, and the dining strips — Bondi Road, Hall Street, the Anzac Parade run through Kingsford and Kensington, Double Bay's village centre — generate the kind of nightly food waste that keeps rats moving between commercial bins and the residential streets behind them.
So we don't run one treatment across the district. A ground-floor flat in a 1930s block near Bronte needs a different job from a clifftop house at Dover Heights or a cafe kitchen off Bondi Junction. What stays the same is the price being fixed before we start, the technician being NSW-licensed, and general treatments carrying a 6-month warranty.
Our Eastern Suburbs technicians run this district daily, which is why same or next-day attendance is normal here rather than something you have to ask for.
Technicians are on the road between Randwick, Bondi and Maroubra every weekday, so most Eastern Suburbs jobs are attended same or next day.
Most of this district is apartments. We treat inside your unit and can quote building management for bin rooms, risers and basement car parks — the places one-unit spraying never reaches.
Programs for the Bondi, Coogee, Double Bay and Kingsford food strips, scheduled outside trading hours with written reports for council environmental health officers.
NSW-licensed, fully insured technicians working to Australian Standard across the Randwick, Waverley, Woollahra and Bayside council areas.
What we actually find in Eastern Suburbs buildings, and why it changes how we treat them.
Three things dominate. First, the retail and dining concentrations: Westfield Bondi Junction, Royal Randwick Shopping Centre, Southpoint at Mascot's edge and Westfield Eastgardens all run loading docks and waste compactors, and rodents treat those as a food source with the surrounding blocks as housing. Second, the beaches — Bondi, Tamarama, Clovelly, Coogee, Malabar and Rose Bay — bring kiosks, bins and constant foot traffic, and the park strips behind them hold the leaf litter and irrigation that ants and spiders need.
Third, and the one people never expect: birds. Gulls and pigeons nest on clifftop and art-deco rooflines from Dover Heights through to North Bondi, and when a nest is abandoned the bird mites left behind migrate indoors looking for a host. We get those calls every summer and they are almost always traced to a roof or eave nest rather than anything inside the home.
The green spaces matter too. Centennial Park, Queens Park, Fred Hollows Reserve, Malabar Headland National Park and the Bronte-Coogee Aquatic Reserve all push spiders, ants and rodents into the houses that back onto them, so for those streets we inspect sub-floors, roof voids and fence lines rather than just treating internally.
Landmarks we work around: Bondi Beach, Westfield Bondi Junction, Centennial Park, Coogee Beach, Royal Randwick Shopping Centre, Malabar Headland National Park, Clovelly Beach, Royal Sydney Golf Club, Westfield Eastgardens, Bondi Junction station, Tamarama Beach, Fred Hollows Reserve.
General pest control across the Eastern Suburbs starts from $89, which covers most one and two-bedroom apartments. Termite inspections start from $159. A Federation semi with a sub-floor, a garden and a roof void takes longer than a third-floor unit, so it costs more — but you are told the number before we start, not after.
Cafe, bar and restaurant programs are priced on floor area and visit frequency rather than a flat rate, because a weekly service on Hall Street is a different commitment from a quarterly on a quiet side street. General treatments include a 6-month warranty.
Bondi, Bondi Junction, Randwick, Coogee, Maroubra and Double Bay are our busiest Eastern Suburbs bookings, with Kingsford and Kensington close behind thanks to the student rental turnover around the university.

Dense, older, coastal and largely shared — the four things that make this district behave differently from the rest of Sydney.
Older apartment blocks and semis share wall cavities, rubbish rooms and risers. A cockroach problem in one unit spreads through the building unless common areas are treated too.
Salt air and sea-facing dampness keep sub-floors and bathrooms moist all year — ideal breeding conditions for cockroaches and silverfish.
Gull and pigeon nesting on clifftop and deco rooflines introduces bird mites that move indoors once the nest is abandoned.
Frequent changeovers around Kingsford, Kensington and Bondi mean gaps between treatments, letting populations re-establish between leases.

AS 3660.1-compliant termite barrier systems installed during the build to protect new homes for decades.
Termite pressure here is shaped by salt air, sandy soils and dense unit living — what that means for the timber in Eastern Suburbs homes, and what we actually check.
Termites get less attention out east than they deserve. The district's sandy soils and high proportion of masonry apartment stock genuinely do lower the risk compared with the bushland suburbs, and that reputation is roughly fair — but it has made a lot of owners complacent about the housing that is vulnerable.
The exposure sits in the older detached and semi-detached stock: Federation and Victorian homes through Paddington, Woollahra, Randwick and Waverley with suspended timber floors, original joinery and sub-floors that stay damp because the ventilation was designed for a garden that has since been paved over.
Properties backing onto Centennial Park, Queens Park, Fred Hollows Reserve and the Malabar headland sit closest to natural termite habitat, and renovation is its own risk — new decking, retaining walls and garden beds built hard against an old brick skirt are a common bridging point over whatever protection exists.
Our termite inspections start from $159 and cover the sub-floor, the roof void where it can be accessed, the garden, fences and outbuildings, with a written report. If you are buying a period home out here, do it before you exchange rather than after.
We assess the property, identify the pest, locate harbourage and entry points, and confirm the extent of the problem.
You receive a clear, fixed-price plan scoped to your property — no guesswork and no hidden costs.
Licensed technicians apply targeted, pet & child safe treatments designed to eliminate the source.

In older walk-up and art-deco blocks the population usually is not living in your unit at all — it is in the shared bin room, the riser or the wall cavity between flats. Treating one apartment reduces what you see for a few weeks and then it refills. We treat inside with gels and baits and can quote your strata for the common areas, which is what actually ends it.
Yes, and most of our Eastern Suburbs work is strata. We can work from a single owner's booking or deal directly with the building manager or strata committee for a whole-of-building program covering bin rooms, chutes, basement car parks and common-area risers, with written reports after every visit.
If the bites start in summer and you have a roof or eave above you, bird mites are the usual answer. Gulls and pigeons nest on clifftop and deco rooflines, and when the nest is abandoned the mites come looking for a host. Treating the inside alone does not fix it — the nest has to be located and removed, then the entry points proofed.
Yes. We regularly treat food premises along Bondi Road, Hall Street, Anzac Parade and the Double Bay village before opening or after close. Access is agreed in advance and each visit comes with a written report of the areas inspected and treated, bait station activity and recommendations you can hand to an environmental health officer.
Older detached and semi-detached homes do — particularly Federation and Victorian stock with suspended timber floors, and anything backing onto Centennial Park, Queens Park or the Malabar headland. Masonry apartments are much lower risk. If you are buying a period property out here, get the inspection before you exchange.
