Pest Control Prices Sydney
What pest control actually costs in Sydney in 2026, service by service — with the things that move the price, and the ones that should not.
Honest Pricing, Fixed Before We Start
Most pest control pricing in Sydney is deliberately vague, because a vague number is easy to raise once someone is standing in your kitchen. We would rather publish ours.
Every figure on this page is a genuine starting price for a standard Sydney property. What moves it is the property, not the postcode — size, access, whether there is a sub-floor and roof void to inspect, and how established the problem already is. We scope the job, give you a fixed number, and that is the number you pay.
There is no call-out fee. If what we find on site is materially different from what you described, we stop and re-quote before starting rather than adding it to the invoice.
- No call-out fee
- Fixed price agreed before we start
- 6-month warranty on general treatments
- NSW-licensed technicians (lic. 5122967)

Why Two Quotes Can Differ by $200
Two honest quotes for the same house should land close together. Here is what actually separates them.
What legitimately costs more
Property size and storeys. A two-storey home has roughly twice the external wall line and eave run of a single-storey, and both have to be treated.
A sub-floor and a roof void. A unit is largely an internal treatment. A house adds two concealed spaces that have to be entered and inspected, and that is where most problems actually live.
How established it is. A first sighting is a different job from a population that has been breeding behind a kitchen for six months and needs follow-up.
Access. Steep blocks, locked sub-floors, high ceilings and tight side passages all add time, and time is what you are paying for.
What should not change the price
Your postcode. We price on the property. A unit in Bondi and a unit in Blacktown are the same job and the same cost.
Calling on a weekend. We do not load weekend bookings.
The call-out itself. There is no separate call-out charge bolted onto the quote.
Urgency. A same-day booking is priced the same as one next week. If a company charges you more because you sound worried, that tells you something.
What a General Treatment Actually Covers
Inspection first
We identify the pest, find the harbourage and entry points, and confirm how far it has spread before anything is applied.
Inside and out
Kitchen, bathroom, laundry and living areas internally; external perimeter, eaves, weep holes and accessible harbourage outside.
A written record
What was inspected, what was applied and where, plus recommendations — the document agents and council health officers ask for.
6-month warranty
If the treated pests return inside six months we come back and re-treat at no charge.
Questions Worth Asking Any Sydney Pest Controller
A cheaper quote is often a smaller job. These six questions usually explain the gap.
- Is the quoted price fixed, or an estimate that can rise on the day?
- Is there a separate call-out fee on top of the treatment price?
- Does the price include the sub-floor and roof void, or interior only?
- What warranty comes with it, and what exactly does the warranty cover?
- Will I get a written report of what was used and where?
- Is the technician NSW-licensed, and can they give you the licence number?
Why Termite Work Is Priced Separately
Inspection versus treatment
A termite inspection (from $159) tells you whether you have a problem. A termite treatment (from $179) deals with one you already have. They are separate jobs and separate prices, and anyone quoting a single number for both has not looked yet.
A full timber pest inspection also covers borers and fungal decay, and is the version usually required for a property purchase — that is the $199 pre-purchase inspection.
Why treatment is quoted on site
Termite treatment cost depends on the construction, the soil and the extent of the workings — a baiting program on a slab-on-ground home in Western Sydney is a different job from a chemical barrier around a Federation home with a sub-floor.
We inspect, show you what we found, and then quote the treatment to AS 3660 with the options explained. Our advice on baiting versus a soil barrier depends on your block, not on which one we would rather sell.

Pest Control Pricing Questions
Straight answers on what Sydney pest control costs and why.
Get a Free QuoteHow much does pest control cost in Sydney?
A general pest treatment starts from $89 and covers cockroaches, ants and spiders inside and out, with a 6-month warranty. Termite inspections start from $159 and termite treatment from $179. Houses with a sub-floor, roof void and garden are quoted higher than units because there is genuinely more to inspect and treat.
Do you charge a call-out fee?
No. The quoted price is the price. There is no separate call-out charge added on top, and we do not load weekend or same-day bookings. If what we find on site is materially different from what you described, we stop and re-quote before starting.
Why is another company cheaper?
Usually because it is a smaller job. Common differences: interior only with no sub-floor or roof void, no warranty, no written report, or an estimate rather than a fixed price. Ask what is included and the gap normally explains itself. Sometimes it is genuinely cheaper, and we will tell you if that is the case.
Is the price different in my suburb?
No. We price on the property, not the postcode. A two-bedroom unit costs the same in Bondi as it does in Blacktown. What changes the price is size, access, whether there is a sub-floor and roof void, and how established the problem is.
How much is a termite inspection?
From $159 for a termite inspection with a written report, covering the sub-floor, roof void where accessible, garden, fences and outbuildings. A full timber pest inspection, which also covers borers and decay and is the one usually needed for a purchase, is from $199.
Do I pay more for an urgent or same-day job?
No. Same-day attendance is priced the same as a booking next week. We would rather get to you quickly than charge a premium for it.
What if the pests come back?
General treatments carry a 6-month warranty — if the treated pests return within that window we come back and re-treat at no cost. It does not cover a different pest or a re-infestation from an untreated neighbouring property, and we will say so honestly if that is what we find.
