Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

We treat ants right across 2107. Avalon is roughly 28.8 km north-east of the city, which puts it well inside the Northern Beaches run our technicians work. We cover Avalon on scheduled runs through the Northern Beaches, and we will give you a firm time rather than a window.
Our Avalon work takes in the streets by Jamieson Park and Dunbar Park, through to Toongari Reserve at the other end.
Under Northern Beaches, we cover Avalon and Avalon Beach, Bilgola Beach and Bilgola alike. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
The bulk of our Avalon work is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2107 is covered too, including the pockets around Angophora Reserve and Village Plaza.
When you book, we confirm the 2107 run the day before and give you an arrival time rather than a window. If we are already out at Avalon Beach or Bilgola Beach that morning, we will usually offer you the earlier slot.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
The reason the trail returns to the same spot in a Avalon kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Where we find ants in a Avalon wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
After sustained rain in Avalon we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
Ants in the cavity of a Avalon house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Avalon and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
At roughly 28.8 km north-east of the city, Avalon is on a route we run regularly. We cover it on scheduled runs, so a day's notice gets you the best slot. You will be given a time, not a window.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep ants going.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Avalon 2107, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
For a standard Avalon home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We cover the whole of Avalon, from the streets around Village Plaza out to the suburb boundary and on into Avalon Beach.
