Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Where Bayview sits, who covers it and what it costs.
Our Northern Beaches technicians cover Bayview and the rest of 2104 as a matter of course - it is only about 24.2 km north of the city. We run Bayview on a regular route, and same-day attendance is usually available.
Around Bayview we are most often near Pamela Crescent Reserve and Katandra Bushland Sanctuary.
We work under the Northern Beaches area here, and Church Point, Newport and Mona Vale are all on the same route, which matters when ant problems are moving between adjoining properties. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
The bulk of our Bayview work is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The whole of 2104 is on our regular run.
You get a confirmed time, not a window. We plan the 2104 run the day before, and if Church Point or Newport is on the same round there is often an earlier slot going.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Bayview garden with a scale problem is feeding the ant colony that then comes indoors.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Bayview houses for different reasons.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Bayview kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
Winter does not kill the colony, it just slows it. The nest under a Bayview path in July is the same nest that produces the trail in October.
A storm is the most reliable trigger for an indoor ant problem. Nests in soil and paving flood, and the colony relocates somewhere dry, meaning your building.
Anywhere in 2104, or over toward Church Point, is inside the area we treat at the same price.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General treatments come with 6 months. Ants back within that window means we come back too.

The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. ants need that damp more than they need food, and here they always have it.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Bayview 2104, and we provide the written report agents and strata managers ask for.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
We do. Bayview and Church Point, Newport, Mona Vale and Scotland Island are all on the same route, which helps if you own more than one property in the area.
