Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Breakfast Point sits, who covers it and what it costs.
Our Inner West technicians cover Breakfast Point and the rest of 2137 as a matter of course - it is only about 9.3 km west of the city. Our technicians are through Breakfast Point most days, so same-day attendance is usually available.
Our Breakfast Point work takes in the streets by Breakfast Point Village Green and Parramatta River Regional Park, through to Cabarita Shopping Centre at the other end.
Breakfast Point is in the Inner West, Burwood, Strathfield and Canada Bay area, and we cover Cabarita, Mortlake and Concord on the same runs - handy if you own more than one property or your ant problem has come from next door. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Breakfast Point jobs tend to be older semis with a paved rear courtyard and a sub-floor that no longer dries out. Let us know which when you ring and we will plan the visit around it.
The whole of 2137 is covered, Massey Park Golf Course included.
Your appointment is confirmed the day before with a real arrival time. Because Cabarita and Mortlake are covered on the same round, 2137 often has an earlier slot available.
In a dry spell ants move indoors looking for moisture, which is why a spotless Breakfast Point kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Breakfast Point garden with a scale problem is feeding the ant colony that then comes indoors.
Several of the species we treat around Breakfast Point are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
If your Breakfast Point paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Breakfast Point job.
Winter does not kill the colony, it just slows it. The nest under a Breakfast Point path in July is the same nest that produces the trail in October.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Breakfast Point. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Breakfast Point is about 9.3 km west of the CBD in the Inner West, and we give you a firm arrival time rather than an all-day window.
Older inner suburbs combine shared structure with ageing drainage, and ants exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Breakfast Point 2137 are all part of what we do, and the paperwork is the kind agents accept.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
