Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Where Carlingford sits, who covers it and what it costs.
Postcode 2118 covers Carlingford and the streets immediately around it. At about 18.4 km north-west of the CBD it falls in the Ryde & the Northern District, where we have vans out daily. We run Carlingford on a regular route, and same-day attendance is usually available.
The Carlingford addresses we attend cluster around North Rocks Shopping Centre and Carlingford station. Telopea station is another part of the suburb we are called to often.
Kingsdene, Telopea and North Rocks are all on the same route as Carlingford. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Carlingford jobs tend to be older semis with a paved rear courtyard and a sub-floor that no longer dries out. Let us know which when you ring and we will plan the visit around it.
Beyond that we are regularly around Kingsdene Oval, and out as far as North Rocks Park. If you are anywhere in 2118, you are inside the area we run.
You get a confirmed time, not a window. We plan the 2118 run the day before, and if Kingsdene or Telopea is on the same round there is often an earlier slot going.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Carlingford that is why the same trail comes back every spring.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
Where we find ants in a Carlingford wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
A single trail across a Carlingford prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Carlingford home is in the garden immediately around it.
Anywhere in 2118, or over toward Kingsdene, is inside the area we treat at the same price.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
Six months of warranty on a general ant treatment, and a return visit if they come back inside it.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Carlingford. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Ryde & the Northern District technicians cover Carlingford daily, and you get a confirmed arrival time when you book.
Older inner suburbs combine shared structure with ageing drainage, and ants exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Carlingford 2118 are all covered, with documentation suitable for an agent or a strata manager.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.

We do. Carlingford and Kingsdene, Telopea, North Rocks and Dundas Valley are all on the same route, which helps if you own more than one property in the area.
