Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

What we cover in Cecil Hills, and how quickly we can get there.
If you are in Cecil Hills or anywhere else in 2171, you are in our South West Sydney patch, 33.3 km west of the CBD. We cover Cecil Hills on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Around Cecil Hills we are most often near Cecil Hills Shopping Village and Dunumbral Park.
This is the Liverpool, Fairfield and Cumberland area, and our runs here also take in Abbotsbury, Cecil Park and Bonnyrigg Heights. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
Cecil Hills jobs tend to be newer homes on small blocks where next door has the same problem. Let us know which when you ring and we will plan the visit around it.
All of 2171 falls inside the area we service.
You get a confirmed time, not a window. We plan the 2171 run the day before, and if Abbotsbury or Cecil Park is on the same round there is often an earlier slot going.
If there are ants running up a shrub beside a Cecil Hills house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
In a dry spell ants move indoors looking for moisture, which is why a spotless Cecil Hills kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Some species excavate soft, damp timber rather than eat it. Finding them in a Cecil Hills window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Trails are traced to the colony, not just sprayed where you saw them.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Cecil Hills and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Cecil Hills is about 33.3 km west of the CBD in the South West Sydney, and we give you a firm arrival time rather than an all-day window.
Estates are built fast and close. Shared fence lines, narrow side access and uniform construction mean ants rarely stay at just one address.
Modern detached homes close together. We treat the perimeter and the boundary because that is the route between properties.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Cecil Hills 2171 are all part of what we do, and the paperwork is the kind agents accept.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Cecil Hills we cover Abbotsbury, Cecil Park, Bonnyrigg Heights and Middleton Grange on the same runs, so a job that crosses a boundary can be handled in one visit.
