Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Where Dean Park sits, who covers it and what it costs.
Postcode 2761 covers Dean Park and the streets immediately around it. At about 36.5 km north-west of the CBD it falls in the Blacktown & Mount Druitt, where we have vans out daily. We cover Dean Park on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
A good share of our Dean Park work is in the streets around Plumpton Marketplace and Alexander Egoroff Reserve.
Blacktown City is the council area for Dean Park, and we treat Hassall Grove, Glendenning and Plumpton on the same schedule. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Dean Park work is recently built homes where the activity started at the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2761 falls inside the area we service.
You get a confirmed time, not a window. We plan the 2761 run the day before, and if Hassall Grove or Glendenning is on the same round there is often an earlier slot going.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Dean Park. We identify before we bait rather than putting down a general-purpose product and hoping.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Dean Park after a storm is almost always this.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Dean Park gets ahead of it rather than chasing it.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Baits are matched to the species and the season rather than used as a default.
We use non-repellents the foragers carry back, not sprays that split the colony up.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Dean Park 2761. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Dean Park sits roughly 36.5 km north-west of the CBD, inside our Blacktown & Mount Druitt run, so we book a time and keep to it.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer estate housing with narrow side access and young landscaping, which puts the focus on the boundary and the fence line.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Dean Park 2761 are all part of what we do, and the paperwork is the kind agents accept.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Dean Park we cover Hassall Grove, Glendenning, Plumpton and Bidwill on the same runs, so a job that crosses a boundary can be handled in one visit.
