Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Our Northern Beaches technicians cover Dee Why and the rest of 2099 as a matter of course - it is only about 14.5 km north-east of the city. We run Dee Why on a regular route, and same-day attendance is usually available.
Our Dee Why work takes in the streets by Pukara Place Reserve and Dee Why Beach, through to Dee Why Grand Shopping Centre at the other end.
Northern Beaches is the council area for Dee Why, and we treat Cromer, North Curl Curl and Narraweena on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Around Dee Why the pattern is fairly consistent: ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Tell us which it is on the phone and we will come prepared for it.
We also work the streets near Long Reef Golf Course and across toward Mooramba Park - the whole of 2099 is covered.
Your appointment is confirmed the day before with a real arrival time. Because Cromer and North Curl Curl are covered on the same round, 2099 often has an earlier slot available.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Dee Why job.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
The reason the trail returns to the same spot in a Dee Why kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Dee Why home.
Our Dee Why runs take in Pukara Place Reserve and continue across to the Cromer boundary - all the same service area.
Winter does not kill the colony, it just slows it. The nest under a Dee Why path in July is the same nest that produces the trail in October.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Baits are matched to the species and the season rather than used as a default.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General treatments come with 6 months. Ants back within that window means we come back too.

Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and ants do well in both.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Dee Why 2099, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow one to two hours for a typical Dee Why property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
