Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

If you are in Fairlight or anywhere else in 2094, you are in our Northern Beaches patch, 10.2 km north-east of the CBD. We run Fairlight on a regular route, and same-day attendance is usually available.
Our Fairlight work takes in the streets by Balgowlah Golf Club and Weerona Park, through to Harbour View Reserve at the other end.
This is the Northern Beaches area, and our runs here also take in Balgowlah, Manly Vale and Balgowlah Heights. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The bulk of our Fairlight work is unit blocks a street or two back from the water, plus the odd beachfront cafe. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We cover the remainder of 2094 as well, from Dirty Haul Beach through to The Village - Balgowlah Stockland.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Fairlight garden with a scale problem is feeding the ant colony that then comes indoors.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Fairlight kitchen.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Fairlight after a storm is almost always this.
Winter does not kill the colony, it just slows it. The nest under a Fairlight path in July is the same nest that produces the trail in October.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Fairlight 2094. Every general treatment carries a 6-month warranty.
At roughly 10.2 km north-east of the city, Fairlight is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Humidity close to the coast does not fall away in winter the way it does inland, so ants here get a longer active season than they would further west.
Walk-up blocks and free-standing houses, with moisture the common factor. The sub-floor gets as much attention as the kitchen.
We do. A lot of our Fairlight work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
We do. Fairlight and Balgowlah, Manly Vale, Balgowlah Heights and Queenscliff are all on the same route, which helps if you own more than one property in the area.
