Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Postcode 2086 covers Frenchs Forest and the streets immediately around it. At about 13.6 km north of the CBD it falls in the Northern Beaches, where we have vans out daily. We run Frenchs Forest on a regular route, and same-day attendance is usually available.
If you are near Jindabyne Reserve, Forestway Shopping Centre or Wareham Reserve, that is ground we cover constantly - it is the busiest part of Frenchs Forest for us.
Frenchs Forest is in the Northern Beaches area, and we cover Forestville, Oxford Falls and Allambie Heights on the same runs - handy if you own more than one property or your ant problem has come from next door. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
What we see in Frenchs Forest is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
The whole of 2086 is covered, Warringah Aquatic Centre included.
When you book, we confirm the 2086 run the day before and give you an arrival time rather than a window. If we are already out at Forestville or Oxford Falls that morning, we will usually offer you the earlier slot.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Frenchs Forest colony wants sugars.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Frenchs Forest that is why the same trail comes back every spring.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
A single trail across a Frenchs Forest prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
If your Frenchs Forest paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
We are around Jindabyne Reserve most weeks and cover every street in 2086, including the ones off the main roads.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Baits are matched to the species and the season rather than used as a default.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Frenchs Forest and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 13.6 km north of the city here, and Frenchs Forest is covered by the Northern Beaches team.
Humidity close to the coast does not fall away in winter the way it does inland, so ants here get a longer active season than they would further west.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Frenchs Forest 2086 are all part of what we do, and the paperwork is the kind agents accept.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
