Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Where Lane Cove West sits, who covers it and what it costs.
Lane Cove West sits about 8.2 km north-west of the CBD in the Lower North Shore, and postcode 2066 is one we are in most weeks. Our technicians are through Lane Cove West most days, so same-day attendance is usually available.
Our Lane Cove West work takes in the streets by Chatswood Golf Club and Hands Quarry Reserve, through to Lane Cove Bowling and Recreation Club at the other end.
The suburb sits in the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area. Lane Cove, Lane Cove North and Riverview are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Period homes near the harbour tend to have sub-floors, original timber and gardens running down to the boundary, so the inspection covers well beyond the kitchen.
What we see in Lane Cove West is older homes near the water with a sub-floor that never fully dries. Describing it accurately when you book saves a second visit.
We cover the remainder of 2066 as well, from Batten Reserve through to The Village Shopping Centre.
People assume a trail means something was left out. Around Lane Cove West it is just as likely to be the bathroom, because water is the scarcer resource in summer.
What you are looking at is a supply line, not a population. Treat the line and the colony sends another one tomorrow along a slightly different route.
Several of the species we treat around Lane Cove West are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
If your Lane Cove West paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Lane Cove West home.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Lane Cove West after a storm is almost always this.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
Six months of warranty on a general ant treatment, and a return visit if they come back inside it.
