Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Postcode 2163 covers Lansdowne and the streets immediately around it. At about 21.9 km west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run Lansdowne on a regular route, and same-day attendance is usually available.
A lot of our Lansdowne jobs are in the streets around Carramar station and Landsdowne Park, and we are out near Day Park regularly enough that the technician usually knows the access before they arrive.
Under Canterbury-Bankstown, we cover Lansdowne and Carramar, Lansvale and Georges Hall alike. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Lansdowne is terraces and semis where the problem has come through a shared wall. Describing it accurately when you book saves a second visit.
The rest of 2163 is covered too, including the pockets around Woodville Shopping Centre and Bass Hill Plaza.
We confirm your slot the day before and arrive at a stated time. Carramar and Lansvale sit on the same run, so earlier appointments in 2163 come up regularly.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Lansdowne that is why the same trail comes back every spring.
In a dry spell ants move indoors looking for moisture, which is why a spotless Lansdowne kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Lansdowne colony wants sugars.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Our Lansdowne runs take in Woodville Shopping Centre and continue across to the Carramar boundary - all the same service area.
After sustained rain in Lansdowne we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Trails are traced to the colony, not just sprayed where you saw them.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General treatments come with 6 months. Ants back within that window means we come back too.

Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
