Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

What we cover in Leumeah, and how quickly we can get there.
We treat ants right across 2560. Leumeah is roughly 40.4 km south-west of the city, which puts it well inside the Macarthur run our technicians work. We travel out to Leumeah on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
If you are near Waminda Oval, Campbelltown Mall or Eagle Vale Marketplace, that is ground we cover constantly - it is the busiest part of Leumeah for us.
This is the Campbelltown and Camden area, and our runs here also take in Woodbine, Campbelltown and Ruse. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
What we see in Leumeah is estate houses with narrow side access and a shared fence line. Describing it accurately when you book saves a second visit.
Leumeah station and Campbelltown station are on the same round, which means every part of 2560 is within our area.
You get a confirmed time, not a window. We plan the 2560 run the day before, and if Woodbine or Campbelltown is on the same round there is often an earlier slot going.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Leumeah kitchen removes the smell for a few hours, not the colony that laid it.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
If there are ants running up a shrub beside a Leumeah house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Our Leumeah runs take in Campbelltown Mall and continue across to the Woodbine boundary - all the same service area.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Leumeah we routinely find the colony is in the garden, not the house.
Ants protecting aphids on a Leumeah citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.

On a newer estate the boundaries are close and the landscaping is young, so ants move between properties along fence lines with very little to stop them.
Estate housing on small lots, which means the outside of the building matters as much as the inside.
We do. A lot of our Leumeah work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most ant control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
