Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

We treat ants right across 2230. Maianbar is roughly 24.3 km south of the city, which puts it well inside the Sutherland Shire run our technicians work. We run Maianbar on a regular route, and same-day attendance is usually available.
The Maianbar addresses we attend cluster around Maris Park and Kara Karook Street Reserve. Maian Bar Beach is another part of the suburb we are called to often.
We work under the Sutherland Shire area here, and Port Hacking, Burraneer and Lilli Pilli are all on the same route, which matters when ant problems are moving between adjoining properties. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
The ant calls we take from Maianbar are mostly properties where the fence line matters as much as the kitchen. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Wherever you are in 2230, you are inside the area our technicians cover.
Your appointment is confirmed the day before with a real arrival time. Because Port Hacking and Burraneer are covered on the same round, 2230 often has an earlier slot available.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Maianbar kitchen is the difference between a result and a wasted visit.
The reason the trail returns to the same spot in a Maianbar kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
We are around Kara Karook Street Reserve most weeks and cover every street in 2230, including the ones off the main roads.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Maianbar gets ahead of it rather than chasing it.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Maianbar that is coastal brown ants more often than not.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General treatments come with 6 months. Ants back within that window means we come back too.

Backing onto bush means constant pressure from outside. ants are already established in the reserve, and the house is simply the next thing they reach.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do all of those. A good share of the Maianbar jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
