Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Mount Kuring-gai sits about 25.3 km north of the CBD in the Upper North Shore, and postcode 2080 is one we are in most weeks. We cover Mount Kuring-gai on scheduled runs through the Upper North Shore, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Mount Kuring-Gai Park and Berowra Valley National Park in Mount Kuring-gai, and Asquith Golf Club is close enough to be on the same run.
This is the Ku-ring-gai and Hornsby area, and our runs here also take in Mount Colah, Berowra and Berowra Heights. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
What we see in Mount Kuring-gai is properties where the fence line matters as much as the kitchen. Describing it accurately when you book saves a second visit.
The whole of 2080 is covered, Mount Kuring-gai station included.
Bookings for 2080 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Mount Colah and Berowra often share the same run, which is how earlier slots come up.
Pharaoh and some other small species nest indoors in warm voids and never go outside at all. In a Mount Kuring-gai house that changes the treatment completely - and makes spraying actively harmful, because it buds the colony.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Mount Kuring-gai kitchen.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Mount Kuring-gai garden with a scale problem is feeding the ant colony that then comes indoors.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
The Upper North Shore pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
After sustained rain in Mount Kuring-gai we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

We cover it on scheduled runs, so a day's notice gets you the best slot. Mount Kuring-gai sits roughly 25.3 km north of the CBD, inside our Upper North Shore run, so we book a time and keep to it.
Where bushland adjoins the block, the question is not how ants got in but how often. The perimeter is what decides that.
Homes with sub-floors and roof voids backing onto reserve - we inspect all three plus the boundary.
We do. A lot of our Mount Kuring-gai work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
All of them. Mount Kuring-gai sits alongside Mount Colah, Berowra, Berowra Heights and Hornsby Heights in our coverage, and they are serviced on the same schedule.
