Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

What we cover in Neutral Bay, and how quickly we can get there.
If you are in Neutral Bay or anywhere else in 2089, you are in our Lower North Shore patch, 4 km north of the CBD. Our technicians are through Neutral Bay most days, so same-day attendance is usually available.
If you are near North Sydney station, Sydney Harbour National Park or Hayes Street Beach, that is ground we cover constantly - it is the busiest part of Neutral Bay for us.
Neutral Bay is in the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, and we cover Cremorne Point, Cremorne and Cammeray on the same runs - handy if you own more than one property or your ant problem has come from next door. A lot of the housing here is older and close to the water, so sub-floors and lower levels hold damp - and damp is what keeps a population going.
What we see in Neutral Bay is older homes near the water with a sub-floor that never fully dries. Describing it accurately when you book saves a second visit.
Greenwood Plaza and Cammeray Golf Course are on the same round, which means every part of 2089 is within our area.
We confirm your slot the day before and arrive at a stated time. Cremorne Point and Cremorne sit on the same run, so earlier appointments in 2089 come up regularly.
In a dry spell ants move indoors looking for moisture, which is why a spotless Neutral Bay kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Where we find ants in a Neutral Bay wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
If your Neutral Bay paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Neutral Bay job.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Neutral Bay home is in the garden immediately around it.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Neutral Bay. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Lower North Shore technicians cover Neutral Bay daily, and you get a confirmed arrival time when you book.
Established gardens, original timber and sub-floors that no longer breathe - that is the profile of a harbourside house, and it suits ants very well.
Established housing near the water, much of it with original timber and sub-floor space that no longer ventilates properly.
We do all of those. A good share of the Neutral Bay jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
We do. Neutral Bay and Cremorne Point, Cremorne, Cammeray and North Sydney are all on the same route, which helps if you own more than one property in the area.
