Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

If you are in Oatley or anywhere else in 2223, you are in our St George & Bayside patch, 17.6 km south-west of the CBD. We run Oatley on a regular route, and same-day attendance is usually available.
The Oatley addresses we attend cluster around Oatley station and Myrtle Street Road Closure Reserve. Myles Dunphy Bushland Reserve is another part of the suburb we are called to often.
Georges River and Bayside is the council area for Oatley, and we treat Mortdale, Hurstville Grove and Peakhurst Heights on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Most Oatley bookings come in as ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
We also work the streets near Mortdale Plaza and across toward Hurstville Golf Course - the whole of 2223 is covered.
The 2223 run is set the day before and you are given an arrival time. Where Mortdale and Hurstville Grove fall on the same round, we can usually bring the visit forward.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Oatley garden with a scale problem is feeding the ant colony that then comes indoors.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
People assume a trail means something was left out. Around Oatley it is just as likely to be the bathroom, because water is the scarcer resource in summer.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
Anywhere in 2223, or over toward Mortdale, is inside the area we treat at the same price.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Oatley gets ahead of it rather than chasing it.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Baits are matched to the species and the season rather than used as a default.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General ant treatments are covered. If ants come back within 6 months, so do we.

Same-day attendance is usually available. Oatley is about 17.6 km south-west of the CBD in the St George & Bayside, and we give you a firm arrival time rather than an all-day window.
Sandy ground drains fast but the humidity stays, which means the conditions under a house here suit ants in winter nearly as well as in summer.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
