Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

What we cover in Paddington, and how quickly we can get there.
We treat ants right across 2021. Paddington is roughly 2.4 km south-east of the city, which puts it well inside the Eastern Suburbs run our technicians work. Our technicians are through Paddington most days, so same-day attendance is usually available.
Around Paddington we work the pockets near Edgecliff station, Paddington Reservoir Gardens and Jack Floyd Reserve most often, so the van is rarely far away when a job comes in.
The suburb sits in the Waverley, Randwick and Woollahra area. Edgecliff, Centennial Park and Rushcutters Bay are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Most Paddington bookings come in as unit blocks a street or two back from the water, plus the odd beachfront cafe. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2021 is covered too, including the pockets around Double Bay Beach and Royal Arcade.
When you book, we confirm the 2021 run the day before and give you an arrival time rather than a window. If we are already out at Edgecliff or Centennial Park that morning, we will usually offer you the earlier slot.
If there are ants running up a shrub beside a Paddington house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Several of the species we treat around Paddington are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Paddington job.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Paddington job.
If your Paddington paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Baits are matched to the species and the season rather than used as a default.
We use non-repellents the foragers carry back, not sprays that split the colony up.
If ants return within 6 months of a general treatment, we return at no charge.

At roughly 2.4 km south-east of the city, Paddington is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Humidity close to the coast does not fall away in winter the way it does inland, so ants here get a longer active season than they would further west.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do all of those. A good share of the Paddington jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
We cover the whole of Paddington, from the streets around Jack Floyd Reserve out to the suburb boundary and on into Edgecliff.
