Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Russell Lea sits, who covers it and what it costs.
Postcode 2046 covers Russell Lea and the streets immediately around it. At about 6.3 km west of the CBD it falls in the Inner West, where we have vans out daily. Our technicians are through Russell Lea most days, so same-day attendance is usually available.
Most weeks we are somewhere between Larkins Reserve and Leichhardt Park Aquatic Centre in Russell Lea, and Parramatta River Regional Park is close enough to be on the same run.
Russell Lea is in the Inner West, Burwood, Strathfield and Canada Bay area, and we cover Rodd Point, Wareemba and Chiswick on the same runs - handy if you own more than one property or your ant problem has come from next door. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Russell Lea is terraces and semis where the problem has come through a shared wall. Describing it accurately when you book saves a second visit.
Beyond that we cover the rest of 2046, including the streets around Birkenhead Point Outlet Centre.
Bookings for 2046 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Rodd Point and Wareemba often share the same run, which is how earlier slots come up.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Russell Lea changes very little on its own.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Russell Lea houses for different reasons.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Russell Lea job.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
If your Russell Lea paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
For a Russell Lea cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Russell Lea we routinely find the colony is in the garden, not the house.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.
