Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Where St Ives Chase sits, who covers it and what it costs.
Postcode 2075 covers St Ives Chase and the streets immediately around it. At about 18.1 km north of the CBD it falls in the Upper North Shore, where we have vans out daily. We run St Ives Chase on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Terramerragal Reserve and Pymble Golf Club in St Ives Chase, and The Mall Reserve is close enough to be on the same run.
St Ives Chase is in the Ku-ring-gai and Hornsby area, and we cover North Turramurra, St Ives and North Wahroonga on the same runs - handy if you own more than one property or your ant problem has come from next door. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
The bulk of our St Ives Chase work is homes on sloping blocks with a sub-floor and bush on the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2075 falls inside the area we service.
You get a confirmed time, not a window. We plan the 2075 run the day before, and if North Turramurra or St Ives is on the same round there is often an earlier slot going.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
The reason the trail returns to the same spot in a St Ives Chase kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
We are around Terramerragal Reserve most weeks and cover every street in 2075, including the ones off the main roads.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In St Ives Chase we routinely find the colony is in the garden, not the house.
If your St Ives Chase paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Baits are matched to the species and the season rather than used as a default.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
If ants return within 6 months of a general treatment, we return at no charge.

The bush is a permanent reservoir. Treating inside does little here unless the boundary and the perimeter are dealt with, because re-entry is the real issue.
Free-standing homes with gardens running into bush. We treat the boundary as seriously as the building.
We do. A lot of our St Ives Chase work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
