Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

If you are in Sylvania Waters or anywhere else in 2224, you are in our Sutherland Shire patch, 19.4 km south-west of the CBD. We run Sylvania Waters on a regular route, and same-day attendance is usually available.
A lot of our Sylvania Waters jobs are in the streets around Westfield Miranda and Parkside Plaza, and we are out near Miranda station regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Sutherland Shire area. Taren Point, Miranda and Sylvania are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
Around Sylvania Waters the pattern is fairly consistent: properties where the fence line matters as much as the kitchen. Tell us which it is on the phone and we will come prepared for it.
The rest of 2224 is covered too, including the pockets around Caringbah station and Miranda Park.
Your appointment is confirmed the day before with a real arrival time. Because Taren Point and Miranda are covered on the same round, 2224 often has an earlier slot available.
People assume a trail means something was left out. Around Sylvania Waters it is just as likely to be the bathroom, because water is the scarcer resource in summer.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Several of the species we treat around Sylvania Waters are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
For a Sylvania Waters cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Sylvania Waters after a storm is almost always this.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
General treatments come with 6 months. Ants back within that window means we come back too.

The bush is a permanent reservoir. Treating inside does little here unless the boundary and the perimeter are dealt with, because re-entry is the real issue.
Houses on larger, often sloping blocks with bush on at least one boundary, so the perimeter and the fence line are central to the job.
