Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

What we cover in West Pymble, and how quickly we can get there.
Postcode 2073 covers West Pymble and the streets immediately around it. At about 14 km north-west of the CBD it falls in the Upper North Shore, where we have vans out daily. We run West Pymble on a regular route, and same-day attendance is usually available.
A lot of our West Pymble jobs are in the streets around Gordon Golf Club and Sequoia Park, and we are out near Lane Cove National Park regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Ku-ring-gai and Hornsby area. Pymble, Gordon and Turramurra are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
Around West Pymble the pattern is fairly consistent: homes on sloping blocks with a sub-floor and bush on the boundary. Tell us which it is on the phone and we will come prepared for it.
Beyond that we cover the rest of 2073, including the streets around Macquarie Centre.
When you book, we confirm the 2073 run the day before and give you an arrival time rather than a window. If we are already out at Pymble or Gordon that morning, we will usually offer you the earlier slot.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
A single trail across a West Pymble prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
Ants in the cavity of a West Pymble house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in West Pymble. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Upper North Shore technicians cover West Pymble daily, and you get a confirmed arrival time when you book.
Where bushland adjoins the block, the question is not how ants got in but how often. The perimeter is what decides that.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do. A lot of our West Pymble work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Usually not. Most ant control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical West Pymble property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
We do. West Pymble and Pymble, Gordon, Turramurra and Killara are all on the same route, which helps if you own more than one property in the area.
