An ant problem is faster and cheaper to resolve when the treatment targets the source instead of the sightings. Below, Elite Pest's licensed Sydney technicians set out the signs worth acting on, which treatments actually work for ants, what it costs here, and how to stop it recurring. Fixed quote, usually within thirty minutes.

The part most people get wrong
The useful question is not which spray to buy but where the population actually lives. With ants, what you see moving is a small fraction of what is there, and treating only that fraction is why problems come back.
That is why an inspection comes before any product. It establishes the species, how far the population has spread, and which conditions on the property are sustaining it.
Key points
- Ask what the warranty covers and for how long.
- Early action is consistently cheaper than waiting for certainty.
- A fixed quote should come before any work starts.
- Treat the source, not the sightings: the nest or harbourage is the target.
How that is done in practice is covered under ant control.
How to tell you have a problem
Before numbers become obvious there is almost always a quieter stage. What to look for:
- Winged ants indoors on a humid evening, which signals a mature nest nearby.
- Ants working the stems of a potted plant or a sooty film on its leaves.
- Trails converging on a pet bowl, bin lid or a dripping outdoor tap.
- Small piles of coarse sawdust-like debris near a window frame or decking.
- Fine soil or sand pushed up between pavers, or in a neat cone on the lawn.
If more than one of those applies, treat it as confirmed rather than possible. Disturbing the area first makes identification harder.
It is worth a look through the full range of treatments we carry out, since what you are seeing may not be what you think it is.
Why they are in your home
There is almost always something on the property doing the inviting. Most commonly:
- Mulch and damp timber sitting directly against the house.
- Pavers, retaining walls and planter boxes offering dry, protected nest space.
- Pet bowls and birdseed providing a dependable food source.
- Heavy rain flooding established outdoor nests and pushing them indoors.
- Expansion gaps and weep holes giving an easy, sheltered route inside.
Addressing even two or three of these significantly reduces the chance of a repeat.
Why it is worth dealing with
Most ant species are a nuisance rather than a hazard, but a few matter more. Carpenter ants excavate damp structural timber, coastal brown ants undermine paving and retaining walls, and fire ants are a notifiable biosecurity matter in New South Wales. Species identification is what separates a simple baiting job from something that needs reporting.
Which is why the advice is always to treat it while it is small, however tempting it is to wait and see.
We set out the full process, timelines and warranty terms under the ant control page.
The process, step by step
A licensed technician follows a repeatable process rather than blanket-spraying a property. In order:
- Inspect and identify. Establish what it is, how far it has spread, and which conditions on site are feeding it.
- Treat the source. Use the method the species responds to, placed where the population lives rather than where it was seen.
- Allow the method to run. Baits and colony treatments work over days to weeks; re-spraying during that window undoes them.
- Close the conditions. The gaps to seal, the moisture to fix and the habits to change - this is what makes the result last.
Every Elite Pest treatment is carried out by a licensed, insured technician and general pest work carries a 6-month warranty.
If you want to see how the treatment is actually carried out, how ant control works walks through each stage.
What it costs in Sydney
Nobody can give a final figure sight-unseen, but the starting ranges are not a secret. Current rates:
| Service | From | Notes |
|---|---|---|
| General pest treatment (internal & external) | from $89 | Covers cockroaches, ants, spiders and silverfish |
| Bed bug treatment (per room) | from $280 | Usually includes a follow-up visit |
| Termite treatment or barrier | quoted on inspection | Depends on construction, soil and extent of activity |
| Possum removal and proofing | from $250 | One-way exclusion, then sealing the entry |
| Timber pest inspection with report | from $159 | Annual check; the report is the deliverable |
Nothing is charged beyond the quoted figure. Where a job turns out to need more than expected, you are told before it is done, not after.

Doing it yourself: the honest version
Retail products have a place. For one insect in a room they are fine, and nobody needs a technician for that. For an established population they tend to fail, and sometimes make things worse:
- Concentrations are lower and residual life shorter than professional-grade equivalents.
- Repellent sprays can split colonies - with ants especially - turning one nest into several.
- Without identification there is no way to know whether it is working or just scattering.
- Guessing the species usually means the wrong product entirely.
The rule of thumb: a single sighting, try it yourself. Recurring activity, structural risk, anything venomous, or a food business - get a licensed technician in.
The rest of what we handle is set out under everything we treat.
Four things you can stop worrying about
The received wisdom on this is unusually wrong:
- Clean benches mean no ants. Many species come indoors for moisture, and others follow honeydew from garden plants.
- All ants take the same bait. Bait preference varies by species and season. The wrong bait is simply ignored.
- Spraying the trail solves it. Repellent sprays kill foragers and can split the colony into several nests, making things worse.
- A nest indoors is unlikely. Wall cavities, subfloors and potted plants all host nests inside the building envelope.
If you are not certain which pest you are dealing with, the pest control services page lists what we treat and the signs that point to each.
Houses, units and townhouses
The building matters as much as the pest. The same species is treated differently in a freestanding house, a unit and a terrace, mostly because of what a technician can reach:
- Terraces and semis. Party walls and shared subfloors let populations travel; treating one side alone rarely holds.
- Older Sydney housing. Deeper gaps, timber framing and subfloor moisture raise both termite and rodent exposure.
- Freestanding houses. Full external access, subfloor and roof void available, so the source can usually be treated directly.
- Commercial premises. Documentation, scheduling and after-hours access become part of the job.
If you are in a unit or a terrace and the problem keeps returning after treatment, the source is very likely not inside your own walls.
Units bring their own constraints - shared walls, shared plumbing, limited external access - and unit and apartment treatments is set up around them.
Choosing a pest controller in Sydney
A short list of checks that filters out most of the problems:
- Get the quote in writing, fixed, before any work starts.
- Be wary of a price quoted over the phone without any questions about the property.
- Ask what the warranty covers, what voids it, and how long it runs.
- Ask which method they intend to use and why that one.
- For termite work, ask whether you receive a written timber pest report.
A good operator will answer all of those without hesitation. Hesitation on any of them is useful information.
Anyone you let into your home for this work should be licensed and insured, and about the team sets out ours.
What to do once it is sorted
This is the part that decides whether you see us again. None of it is complicated:
- Lift pet bowls and sweep around them after feeding.
- Avoid spraying visible trails with a repellent product, which splits colonies.
- Seal expansion gaps and entry points at doors and windows.
- Treat aphids and scale on garden plants to remove the honeydew supply.
- Keep potted plants off the ground and check saucers for nests.
Even a couple of these makes a measurable difference, particularly anything involving moisture.
Households that would rather not think about it tend to move to a regular residential program, which catches problems at the point they are still small.
Questions we get asked
What do you charge for ants in Sydney?
Starting prices are $89 for a general treatment and $159 for an inspection with a written report. Anything larger is quoted on inspection rather than over the phone. The quote is fixed, so the invoice matches what you were told.
Why does spraying ant trails make it worse?
Repellent sprays kill the foragers and signal danger to the colony, which can cause some species to split into several satellite nests. You end up with more trails in more places. Baiting works the opposite way: the workers carry it back and the colony goes with it.
How do I stop them coming back?
Maintenance rather than pest control: fix the water, close the gaps, cut the food supply and reduce clutter where things can shelter. Households that would rather not think about it move onto a regular program instead.
Why have ants come into my home?
Food, water and shelter, in roughly that order. In most Sydney homes it comes down to accessible food or bins, a moisture source such as a leak or blocked gutter, and a gap big enough to get through. Remove any one of the three and the property gets much less attractive.
Is the treatment safe for children and pets?
Yes. We use APVMA-registered, low-toxicity products applied at label rates, and most of what goes down is placed in cracks, voids and secured stations rather than on open surfaces. You are given a specific re-entry time, usually just until treated surfaces are dry.
How quickly will I see a difference?
Residual treatments start working within hours, but colony and baiting treatments are deliberately slower - the product has to be carried back to the nest. Expect a clear reduction within a week to two, and do not be alarmed if activity briefly rises first.
What happens if they come back?
Yes - six months on general pest work. A recurrence of the treated pest inside that window is a free return visit. A different species arriving later is a new job, and a recurrence traced to an unfixed cause such as a leak sits outside the cover.
How soon can you get here?
Usually within a day or two, and same-day where there is a safety issue - a sting allergy in the household, young children with access, or live termite activity. We quote most jobs in about thirty minutes over the phone.
Need someone to look at it?
We treat ants across 650+ suburbs of Sydney. Fixed quote up front, licensed and insured technicians, child and pet-safe application, and general treatments backed for six months.
