Getting rid of pests properly means finding where they are living and breeding, treating that, and closing the conditions that invited them. This guide covers the signs, the treatment options, honest Sydney costs and the prevention that keeps it solved - written by the licensed technicians who do the work.

The part most people get wrong
The useful question is not which spray to buy but where the population actually lives. With pests, what you see moving is a small fraction of what is there, and treating only that fraction is why problems come back.
A licensed technician works through that in order, which is why the first part of a visit is looking rather than spraying.
Key points
- Treat the source, not the sightings: the nest or harbourage is the target.
- Identify the species before treating - the right product depends on it.
- Ask what the warranty covers and for how long.
- A fixed quote should come before any work starts.
How that is done in practice is covered under our full range of pest control services.
What to look for
Before numbers become obvious there is almost always a quieter stage. What to look for:
- Damage to packaging, timber, fabric or cabling with no other explanation.
- An unexplained musty, oily or ammonia-like smell in a closed space.
- A sharp rise in sightings after rain or a run of humid weather.
- Noises in a wall or roof space that follow a nightly pattern.
- Entry-point evidence at weep holes, pipe penetrations and door seals.
Where several of these show up together, the population is established rather than passing through, and the treatment needed changes accordingly.
It is worth a look through everything we treat, since what you are seeing may not be what you think it is.
Why this property and not the one next door
Nothing moves in without a reason. Pests turn up where there is food, water or shelter available, and in most Sydney homes it is a short list of the same culprits:
- Accessible food in bins, pantries, compost and pet bowls.
- Warm, humid Sydney weather accelerating breeding cycles.
- Gaps at weep holes, pipe penetrations, door seals and roof junctions.
- Clutter and stored material offering undisturbed harbourage.
- Neighbouring work or vacancy displacing an established population.
None of that requires a trade - it is mostly maintenance - but it is the part that determines whether you call us again.
Treatment options compared
Worth understanding before you compare quotes, because two companies may be quoting different methods entirely:
| Method | Works well for | Limitations |
|---|---|---|
| Inspection and identification | Establishes species, extent and cause | Detection, not treatment |
| Residual treatment to harbourage | Treats runways, voids and entry points | Surface work alone rarely clears a population |
| Targeted baiting | Removes the colony or population at source | Works over days to weeks |
| Proofing and exclusion | Stops the problem returning | Needs the building cleared first |
Ask which of these is being proposed and why. A technician who cannot answer that is guessing.
There is a fuller explanation of how our full range of pest control services works, including what is and is not included.
What to do before we arrive
Treatments work better when the technician can reach things. Before the appointment:
- Clear access to kickboards, under sinks and around appliances.
- Tell the technician what you have already applied yourself.
- Put food, utensils and pet bowls away or in sealed containers.
- Arrange for pets to be out of the way for a couple of hours.
- Make a note of where you have seen activity and when.
The main thing afterwards is not to clean the treated surfaces for about a week. That one habit undoes more treatments than anything else.
What it costs in Sydney
What follows is where pricing begins. An inspection sets the final number, but this is the honest bracket:
| Service | From | Notes |
|---|---|---|
| Termite treatment or barrier | quoted on inspection | Depends on construction, soil and extent of activity |
| Commercial program | quoted per site | Scheduled servicing with documented reports |
| Bed bug treatment (per room) | from $280 | Usually includes a follow-up visit |
| General pest treatment (internal & external) | from $89 | Covers cockroaches, ants, spiders and silverfish |
| Flea treatment (internal) | from $160 | Preparation and vacuuming required beforehand |
The quote is confirmed before work begins and does not change unless you ask for more work. General pest treatments carry a six-month warranty.
The method itself, product by product, is explained on our page about professional our full range of pest control services.
Where DIY stops working
Retail products have a place. For one insect in a room they are fine, and nobody needs a technician for that. For an established population they tend to fail, and sometimes make things worse:
- Retail products kill what they touch and leave the nest or harbourage producing.
- Without identification there is no way to know whether it is working or just scattering.
- Repellent sprays can split colonies - with ants especially - turning one nest into several.
- Spraying over bait placements makes them unpalatable and wastes the treatment.
Where it crosses over is roughly when you have treated twice and it has come back, or when the species itself is a safety question.
The rest of what we handle is set out under the services we offer across Sydney.
What not to do
Most of the difficult jobs we attend were straightforward a few weeks earlier. The usual reasons:
- Leaving the food, water or entry point that caused it.
- Stopping at the first sign of improvement.
- Treating what you can see instead of the source.
- Using a repellent product where a bait is needed.
None of these are unrecoverable - but tell the technician what has already been tried, because it affects what will work now.
Why the same problem is treated differently next door
The building matters as much as the pest. The same species is treated differently in a freestanding house, a unit and a terrace, mostly because of what a technician can reach:
- Commercial premises. Documentation, scheduling and after-hours access become part of the job.
- Townhouses. Common walls plus private courtyards, so internal and external work both matter.
- Terraces and semis. Party walls and shared subfloors let populations travel; treating one side alone rarely holds.
- Older Sydney housing. Deeper gaps, timber framing and subfloor moisture raise both termite and rodent exposure.
Where a building is shared, the honest advice is often to raise it with the owners corporation rather than treat your lot repeatedly.
Units bring their own constraints - shared walls, shared plumbing, limited external access - and unit and apartment treatments is set up around them.
After the treatment
General pest treatments from Elite Pest carry a 6-month warranty: if covered pests return inside that period, we come back and re-treat at no charge.
What it does not cover: a different species arriving later, a re-introduction you bring in yourself, or a recurrence driven by an unaddressed cause such as a leak or a gap we flagged. Termite work is warranted separately, with terms linked to ongoing inspection.
Ask for it in writing. Any operator who will not put the warranty terms on the invoice is worth passing on.
The alternative to treating reactively is an ongoing residential service, timed around the seasons above.
Prevention that actually works
This is the part that decides whether you see us again. None of it is complicated:
- Remove the food: sealed storage, clean surfaces, lidded bins, no overnight pet bowls.
- Remove the water: fix leaks, clear gutters, drain standing water.
- Tidy the perimeter: keep mulch, timber and dense planting off the walls.
- Act on early signs rather than waiting for the problem to be obvious.
- Keep records, which matters most at commercial and strata sites.
Even a couple of these makes a measurable difference, particularly anything involving moisture.
If this is the second or third time you have dealt with it, a scheduled home service costs less over a year than repeated call-outs.
Common questions
What do you charge for pests in Sydney?
General pest treatments start from $89 and timber pest inspections from $159. Termite treatments and barriers are quoted after an inspection because the price depends on the construction and the extent of the activity. You get a fixed figure before any work begins.
When should the pests be gone?
Most households notice a difference in the first few days, with the full effect over one to three weeks depending on the method. If nothing has changed by the timeframe your technician gave you, call us - that is what the warranty is for.
What qualifications do your technicians hold?
Licensed and insured, and happy to show either. If you are comparing quotes, ask each company for the licence number of the person actually attending rather than just the business name.
Who pays in a rental or strata building?
If the source is common property, it is a building-level job rather than yours. We are happy to provide a written report for an agent or owners corporation setting out where the activity is and what it will take to resolve.
Is DIY worth trying first?
It is worth a try for a one-off sighting and generally a waste of money beyond that. Concentrations are lower, residual life is shorter, and surface application misses the voids where the population actually lives.
Do you offer a warranty?
Yes - six months on general pest work. A recurrence of the treated pest inside that window is a free return visit. A different species arriving later is a new job, and a recurrence traced to an unfixed cause such as a leak sits outside the cover.
Is the treatment safe for children and pets?
It is safe when applied correctly, which is most of what a licence is for. Baits and dusts go where children and pets do not reach, fish tanks are covered and pet bowls moved. For general treatments you do not need to leave the property.
Is an inspection really necessary?
An inspection is what tells a technician the species, the extent and the cause. Treating without it is guesswork, and guesswork is the main reason jobs get repeated. On general treatments it is built into the appointment.
