The honest version: rodents come back when the cause is left in place. What follows covers how to tell what you are dealing with, what a licensed technician will actually do about it, realistic Sydney prices, and the prevention that makes the result hold. What you are actually dealing with
Most of the cost in dealing with rodents comes from doing it twice. Getting the identification and the source right the first time is what makes the difference between one treatment and a recurring expense.
A licensed technician works through that in order, which is why the first part of a visit is looking rather than spraying.
Key points
- Ask what the warranty covers and for how long.
- Treat the source, not the sightings: the nest or harbourage is the target.
- Identify the species before treating - the right product depends on it.
- Early action is consistently cheaper than waiting for certainty.
There is a fuller explanation of rodent control, including what is and is not included.
The early signs people miss
You rarely see the population itself first - you see what it leaves behind. The signs that matter:
- Dirty smudges around a gap at a pipe penetration or weatherboard joint.
- A pet fixated on one point of a wall, cupboard or appliance.
- Gnaw marks on food packaging, skirtings, cabling or irrigation lines.
- A persistent sharp ammonia smell in a pantry, roof void or under a sink.
- Scratching, gnawing or scurrying overhead in the roof space after dark.
One of these on its own may mean nothing. Two or more in the same area is worth a professional look, and it is better not to disturb the site before someone has seen it.
It is worth a look through the services we offer across Sydney, since what you are seeing may not be what you think it is.
Why they are in your home
Nothing moves in without a reason. Rodents turn up where there is food, water or shelter available, and in most Sydney homes it is a short list of the same culprits:
- Gaps of 12mm or more at pipe penetrations, weatherboards and roof junctions.
- Cooling weather in autumn, when rodents move indoors for shelter.
- Bins stored against the wall with lids that do not seal.
- Fruit trees, compost, chicken feed or pet food available overnight.
- A roof void with easy entry and undisturbed insulation to nest in.
None of that requires a trade - it is mostly maintenance - but it is the part that determines whether you call us again.
What is actually at stake
What makes rodents urgent is the speed and the collateral damage. Breeding is rapid, insulation and cabling are destroyed in the process, and contamination spreads through a pantry well beyond what is eaten. Roof-void activity in particular tends to be discovered as an electrical fault or a water stain rather than as a pest problem.
None of that is scaremongering - it is simply the reason the price goes up the longer it is left.
How that is done in practice is covered under the rodent control page.
How professional treatment works
What distinguishes professional treatment is sequencing, not chemistry. It runs like this:
- Inspect and identify. Work out the species and find where the population actually sits - usually not where it was seen.
- Treat the source. Use the method the species responds to, placed where the population lives rather than where it was seen.
- Allow the method to run. Baits and colony treatments work over days to weeks; re-spraying during that window undoes them.
- Close the conditions. Identify and remove what caused it, otherwise the treatment is only a reset.
Every Elite Pest treatment is carried out by a licensed, insured technician and general pest work carries a 6-month warranty.
We set out the full process, timelines and warranty terms under professional rodent control.
What happens on the day
For a typical residential job, the appointment looks like this:
- First look. Ten to twenty minutes looking - inside, outside, roof void or subfloor if relevant - then a plain explanation of what is going on.
- Price confirmed. No work starts until you have agreed the price and know what it covers.
- The work itself. Most general treatments take 45 to 90 minutes depending on the property size and how much access is involved.
- Before we leave. You get the timeline, the aftercare, the specific fixes for your property and your paperwork.
Expect a short increase in sightings after a bait treatment. It means the bait is being carried, which is the point.
What you should expect to pay
Nobody can give a final figure sight-unseen, but the starting ranges are not a secret. Current rates:
| Service | From | Notes |
|---|---|---|
| Rodent treatment and proofing | from $150 | Baiting or trapping, plus entry-point work |
| Commercial program | quoted per site | Scheduled servicing with documented reports |
| Timber pest inspection with report | from $159 | Annual check; the report is the deliverable |
| Wasp or bee nest treatment | from $150 | Priced on access and nest location |
| Flea treatment (internal) | from $160 | Preparation and vacuuming required beforehand |
You get a fixed quote before anything starts - not an estimate that moves on the day. General treatments include a 6-month warranty, so covered pests returning in that window are re-treated at no charge.
The method itself, product by product, is explained on our page about how rodent control works.
Setting a few things straight
Some of these are harmless. Others actively cost people money, which is why they are worth correcting:
- Bait alone fixes it. Without proofing and removing the food source, new animals simply move into the space.
- Mice are harmless. They contaminate food, gnaw cabling and breed fast. Wiring damage is a recognised fire risk.
- Steel wool seals a hole permanently. It is a temporary measure. Rodents work through it; proper proofing uses rigid materials.
- You would smell them straight away. Roof-void activity is often noticed first as noise, an electrical fault or a ceiling stain.
The rest of what we handle is set out under everything we treat.
Questions worth asking first
The cheapest quote is often the one that gets repeated. Things worth confirming:
- Confirm they hold current public liability insurance.
- Ask for the technician's NSW pest management licence number, not just the company name.
- Check whether a follow-up visit is included or charged separately.
- Ask what the warranty covers, what voids it, and how long it runs.
- Be wary of a price quoted over the phone without any questions about the property.
If someone will not put the quote or the warranty in writing, that is your answer.
Anyone you let into your home for this work should be licensed and insured, and our licensing and insurance sets out ours.
Warranty and follow-up
Our general treatments are backed for six months. That is a re-treatment guarantee rather than a refund, which is what actually helps.
There are limits worth knowing rather than discovering later. The warranty covers the pests treated, not a new and different problem, and it assumes the prevention advice was followed - leaving an open food source or an unrepaired leak is outside it. Termite barriers and baiting systems carry their own separate terms, usually tied to annual monitoring.
You should receive the terms with your paperwork on the day rather than having to request them.
Households that would rather not think about it tend to move to an ongoing residential service, which catches problems at the point they are still small.
Keeping it gone
This is the part that decides whether you see us again. None of it is complicated:
- Store food, birdseed and pet food in sealed hard containers.
- Seal every gap over about 10mm at pipes, vents and roof junctions.
- Trim branches and ivy back from the roofline and walls.
- Fit door brush seals and repair damaged weep-hole screens.
- Check the roof void and subfloor seasonally, especially heading into autumn.
Even a couple of these makes a measurable difference, particularly anything involving moisture.
If this is the second or third time you have dealt with it, a scheduled home service costs less over a year than repeated call-outs.
Questions we get asked
How much does it cost to get rid of rodents in Sydney?
General pest treatments start from $89 and timber pest inspections from $159. Termite treatments and barriers are quoted after an inspection because the price depends on the construction and the extent of the activity. You get a fixed figure before any work begins.
Can I just seal the gaps myself?
Not until the building is confirmed clear. Sealing entry points while animals are still inside traps them in the wall or roof void, which leaves you with a carcass and a smell problem. Proofing is the right fix, but it comes after control, not before.
Who pays in a rental or strata building?
For renters, report it to the agent in writing promptly, since that is often what decides responsibility. In a unit block the source is frequently outside your lot, and treating your own apartment repeatedly will not fix a population living in common property.
How quickly can you come out to Sydney?
We cover Sydney regularly, so availability is normally a day or two out. Call 1300 313 373 and we will give you the next slot and a fixed price at the same time.
Are your products safe around kids and animals?
Yes - and if anyone in the household has asthma, allergies or there is a newborn, tell us when booking and the technician adjusts the method. Re-entry is normally once treated surfaces have dried, and you are told the exact time on the day.
What brings rodents indoors?
Usually something fixable: an unsealed food source, standing water, mulch or timber against the wall, or a gap at a weep hole or pipe penetration. A technician will point out which apply to your property.
What happens if they come back?
Covered pests returning within six months are re-treated free. Termite barriers and baiting systems have their own longer warranties, generally conditional on annual monitoring. You get the terms in writing on the day.
How long before the treatment works?
For a general treatment you should see a drop within 24 to 72 hours. Where baiting is used it takes one to three weeks, because the aim is the colony rather than the foragers. A short increase in sightings early on means the bait is being taken.
