The part most people get wrong
Almost every unsuccessful treatment starts the same way: the wrong product aimed at the wrong place. Pests are not a single problem with a single answer - the species, the entry point and the conditions around the building all change what works.
So the sequence matters: identify, locate, treat the source, then close the conditions. Skip a step and you are paying again within weeks.
Key points
- Early action is consistently cheaper than waiting for certainty.
- Ask what the warranty covers and for how long.
- A fixed quote should come before any work starts.
- Fix the conditions - moisture, food, entry points - or it returns.
How that is done in practice is covered under how our full range of pest control services works.
How to tell you have a problem
The early evidence is usually subtle, and most of it is found in places nobody looks. Worth checking for:
- Insects visible in daylight, which usually means harbourage is full.
- A sharp rise in sightings after rain or a run of humid weather.
- Trails or runways repeated along the same route day after day.
- Damage to packaging, timber, fabric or cabling with no other explanation.
- Noises in a wall or roof space that follow a nightly pattern.
If more than one of those applies, treat it as confirmed rather than possible. Disturbing the area first makes identification harder.
It is worth a look through everything we treat, since what you are seeing may not be what you think it is.
Why this property and not the one next door
There is almost always something on the property doing the inviting. Most commonly:
- Moisture from leaks, poor drainage or blocked gutters.
- Clutter and stored material offering undisturbed harbourage.
- Vegetation, mulch and timber in direct contact with the building.
- Warm, humid Sydney weather accelerating breeding cycles.
- Delay, which turns a small introduction into an established problem.
None of that requires a trade - it is mostly maintenance - but it is the part that determines whether you call us again.
What you are paying for
The work is more methodical than most people expect, and very little of it involves a spray wand. The sequence:
- Inspect and identify. Confirm the species, locate nests and harbourage, and note the conditions sustaining them.
- Treat the source. Use the method the species responds to, placed where the population lives rather than where it was seen.
- Allow the method to run. Expect a timeline rather than an instant result, and avoid adding anything of your own in the meantime.
- Close the conditions. Proofing and maintenance advice specific to your building, which is the part that prevents a repeat.
The work is logged, and if covered pests return inside the warranty period we come back at no charge.

How to prepare for the visit
A little preparation makes a measurable difference to the result, and none of it takes long:
- Put food, utensils and pet bowls away or in sealed containers.
- Clear access to kickboards, under sinks and around appliances.
- Tell the technician what you have already applied yourself.
- Vacuum carpets and hard floors, then empty the vacuum outside.
- Arrange for pets to be out of the way for a couple of hours.
Afterwards, hold off on mopping treated skirtings and perimeters for a week or so - washing the treatment off is the most common reason a job underperforms.
The safety question, answered properly
Short answer, yes. The longer answer is about method:
- Quantities are measured to the area rather than applied until the bottle is empty.
- Products are APVMA-registered and applied at label rates by a licensed technician.
- Fish tanks are covered and pet bowls and bedding moved before any treatment.
- Nothing is applied to food preparation surfaces or anywhere food is stored.
If anyone in the house has a specific sensitivity, tell us when you book - it changes which products we bring, not whether we can help.
Anyone you let into your home for this work should be licensed and insured, and licensed and insured technicians sets out ours.
Where DIY stops working
There is no sense paying for a call-out you do not need. But the reasons DIY fails on a real infestation are consistent:
- Concentrations are lower and residual life shorter than professional-grade equivalents.
- Spraying over bait placements makes them unpalatable and wastes the treatment.
- Retail products kill what they touch and leave the nest or harbourage producing.
- Guessing the species usually means the wrong product entirely.
Where it crosses over is roughly when you have treated twice and it has come back, or when the species itself is a safety question.
If you are not certain which pest you are dealing with, the full range of treatments we carry out lists what we treat and the signs that point to each.
Commercial and common-property situations
For a business or an owners corporation the deliverable includes paperwork, not just a result:
- Safety data sheets and licence documentation held on site.
- Food-safety alignment for kitchens, cafes and childcare premises.
- A site plan showing monitored station locations.
- Written service reports an auditor or committee can follow.
- After-hours or pre-opening access so trading is not disrupted.
Treating individual lots in a strata building without addressing common property is the most common reason these problems persist for years.
In a commercial kitchen the same problem becomes a compliance issue, and food-premises pest programs covers the servicing and records involved.
Is this urgent?
Not everything needs a same-day visit, and it is reasonable to want to know which this is. Treat it as urgent when:
- There are young children or pets with access to the affected area.
- It is a food business, childcare centre, medical premises or aged care.
- A tenancy, sale or inspection is imminent.
- The species is one capable of a medically significant bite.
If none of those apply, there is no need to panic - but there is also no advantage in waiting, since populations keep breeding either way.
We cover the whole basin rather than a few postcodes - the suburbs on our run has the full list.
Questions worth asking first
Pest control is licensed work in New South Wales, and the gap between operators is wider than the price difference suggests. Before you book anyone:
- Be wary of a price quoted over the phone without any questions about the property.
- Ask what the warranty covers, what voids it, and how long it runs.
- Confirm they hold current public liability insurance.
- Check whether a follow-up visit is included or charged separately.
- Get the quote in writing, fixed, before any work starts.
A good operator will answer all of those without hesitation. Hesitation on any of them is useful information.
You can see who actually turns up and the qualifications behind the work.
Prevention that actually works
The treatment buys you a clean slate. These keep it:
- Act on early signs rather than waiting for the problem to be obvious.
- Keep records, which matters most at commercial and strata sites.
- Tidy the perimeter: keep mulch, timber and dense planting off the walls.
- Reduce harbourage: declutter garages, sheds and subfloors.
- Remove the food: sealed storage, clean surfaces, lidded bins, no overnight pet bowls.
The moisture items matter most. If you only do one thing, fix the water.
Households that would rather not think about it tend to move to a regular residential program, which catches problems at the point they are still small.
Common questions
What will treating pests cost?
From $89 for general pest work in Sydney, and from $159 for a timber pest inspection. Termite barriers, baiting systems and commercial programs are priced after a site visit. Nothing is charged above the quoted figure without your agreement.
Do we need to leave the house during treatment?
Yes. We use APVMA-registered, low-toxicity products applied at label rates, and most of what goes down is placed in cracks, voids and secured stations rather than on open surfaces. You are given a specific re-entry time, usually just until treated surfaces are dry.
What if the problem is coming from next door?
If the source is common property, it is a building-level job rather than yours. We are happy to provide a written report for an agent or owners corporation setting out where the activity is and what it will take to resolve.
What attracts pests to a house?
Almost always a combination of moisture and an easy entry point. Leaks, condensation, blocked gutters and irrigation do more to attract pests than untidiness does, which is why spotless homes get them too.
How do I stop them coming back?
The treatment resets it; prevention keeps it. Sealed food storage, lidded bins, no overnight pet bowls, repaired leaks, clear gutters, and mulch and timber kept clear of the slab. Your technician will tell you which two or three actually matter for your building.
What happens if they come back?
Yes - six months on general pest work. A recurrence of the treated pest inside that window is a free return visit. A different species arriving later is a new job, and a recurrence traced to an unfixed cause such as a leak sits outside the cover.
Is an inspection really necessary?
An inspection is what tells a technician the species, the extent and the cause. Treating without it is guesswork, and guesswork is the main reason jobs get repeated. On general treatments it is built into the appointment.
How soon can you get here?
Most bookings in Sydney are filled within 48 hours. Urgent situations are prioritised, and we will tell you honestly if yours is not urgent rather than selling you a priority visit.
Want this sorted properly?
One call gets you a fixed price, usually inside 30 minutes. Licensed technicians, 650+ Sydney suburbs covered, child and pet-safe treatments, and a 6-month warranty on general work.
