A rodent problem is faster and cheaper to resolve when the treatment targets the source instead of the sightings. Below, Elite Pest's licensed Sydney technicians set out the signs worth acting on, which treatments actually work for rodents, what it costs here, and how to stop it recurring. Before you treat anything
The useful question is not which spray to buy but where the population actually lives. With rodents, what you see moving is a small fraction of what is there, and treating only that fraction is why problems come back.
So the sequence matters: identify, locate, treat the source, then close the conditions. Skip a step and you are paying again within weeks.
Key points
- Ask what the warranty covers and for how long.
- Treat the source, not the sightings: the nest or harbourage is the target.
- Fix the conditions - moisture, food, entry points - or it returns.
- Early action is consistently cheaper than waiting for certainty.
There is a fuller explanation of rodent control, including what is and is not included.
What to look for
The early evidence is usually subtle, and most of it is found in places nobody looks. Worth checking for:
- Dirty smudges around a gap at a pipe penetration or weatherboard joint.
- Shredded insulation, paper or fabric pulled into a nest in a quiet corner.
- Droppings on top of kitchen cupboards, where rats travel but people rarely look.
- Dark droppings from rice-sized to bean-sized along walls and in cupboards.
- Gnaw marks on food packaging, skirtings, cabling or irrigation lines.
The more of these you can tick off, the longer it has been going on - which affects both the method and the price.
It is worth a look through the services we offer across Sydney, since what you are seeing may not be what you think it is.
Why this is not just unpleasant
Rodents combine a health risk with a fire risk. They carry leptospirosis and salmonella and contaminate far more food than they eat, and they gnaw cabling - rodent damage to wiring is a recognised cause of house fires and of expensive faults in solar and air-conditioning systems. A pair can become dozens within a season.
That is the argument for acting on the early signs rather than waiting until there is no doubt.
We set out the full process, timelines and warranty terms under the rodent control page.
When rodents are worst in Sydney
Rodent calls across Sydney rise sharply in autumn, as cooling weather and shorter days push animals indoors to shelter and breed. Roof voids are the usual destination. Numbers persist through winter and drop over summer as food becomes available outside, which makes late summer the right time to proof a building before the move indoors begins.
It also explains the sudden appearances - the weather changed before the population did.
What you are paying for
What distinguishes professional treatment is sequencing, not chemistry. It runs like this:
- Inspect and identify. Establish what it is, how far it has spread, and which conditions on site are feeding it.
- Treat the source. Use the method the species responds to, placed where the population lives rather than where it was seen.
- Allow the method to run. Expect a timeline rather than an instant result, and avoid adding anything of your own in the meantime.
- Close the conditions. Identify and remove what caused it, otherwise the treatment is only a reset.
All of that is done by a licensed and insured technician, with general treatments backed for six months.
The method itself, product by product, is explained on our page about professional rodent control.
What to do before we arrive
Nothing elaborate, but these few things genuinely affect how well it works:
- Cover or move fish tanks and turn off their air pumps.
- Tell the technician what you have already applied yourself.
- Clear access to kickboards, under sinks and around appliances.
- Arrange for pets to be out of the way for a couple of hours.
- Put food, utensils and pet bowls away or in sealed containers.
Avoid washing down treated areas for at least a week, and resist adding your own spray on top.
Why the same problem is treated differently next door
The building matters as much as the pest. The same species is treated differently in a freestanding house, a unit and a terrace, mostly because of what a technician can reach:
- New builds. Tighter sealing helps, but landscaping against the slab and construction debris are common early problems.
- Older Sydney housing. Deeper gaps, timber framing and subfloor moisture raise both termite and rodent exposure.
- Apartments and units. Shared walls, services and risers mean the source is often outside your lot - partial treatment just moves it.
- Freestanding houses. Full external access, subfloor and roof void available, so the source can usually be treated directly.
If you are in a unit or a terrace and the problem keeps returning after treatment, the source is very likely not inside your own walls.
Units bring their own constraints - shared walls, shared plumbing, limited external access - and unit and apartment treatments is set up around them.
When it is not a single home
Commercial and strata work carries requirements a domestic job does not:
- A site plan showing monitored station locations.
- Treatment of common property - risers, voids, bin rooms, roof spaces - not just individual lots.
- After-hours or pre-opening access so trading is not disrupted.
- Scheduled servicing rather than reactive call-outs, with visit dates set in advance.
- Food-safety alignment for kitchens, cafes and childcare premises.
Treating individual lots in a strata building without addressing common property is the most common reason these problems persist for years.
Food premises carry the tightest requirements, which is what restaurant and cafe pest control is designed around.
Timing: today, this week, or whenever
A fair question, and the answer is genuinely "it depends". Move quickly if:
- There are young children or pets with access to the affected area.
- Numbers have visibly increased over a week or two.
- Anyone in the household has a known allergy to stings.
- It is a food business, childcare centre, medical premises or aged care.
Outside those, a booking in the next few days is generally fine. Waiting a month is where it starts getting more expensive.
We cover the whole basin rather than a few postcodes - the suburbs on our run has the full list.
How to tell a good operator from a cheap one
The cheapest quote is often the one that gets repeated. Things worth confirming:
- For termite work, ask whether you receive a written timber pest report.
- Get the quote in writing, fixed, before any work starts.
- Check whether a follow-up visit is included or charged separately.
- Confirm they hold current public liability insurance.
- Ask which method they intend to use and why that one.
If someone will not put the quote or the warranty in writing, that is your answer.
Anyone you let into your home for this work should be licensed and insured, and licensed and insured technicians sets out ours.
The guarantee, in plain terms
Our general treatments are backed for six months. That is a re-treatment guarantee rather than a refund, which is what actually helps.
There are limits worth knowing rather than discovering later. The warranty covers the pests treated, not a new and different problem, and it assumes the prevention advice was followed - leaving an open food source or an unrepaired leak is outside it. Termite barriers and baiting systems carry their own separate terms, usually tied to annual monitoring.
Ask for it in writing. Any operator who will not put the warranty terms on the invoice is worth passing on.
If this is the second or third time you have dealt with it, a regular residential program costs less over a year than repeated call-outs.
Common questions
What do you charge for rodents in Sydney?
General pest treatments start from $89 and timber pest inspections from $159. Termite treatments and barriers are quoted after an inspection because the price depends on the construction and the extent of the activity. You get a fixed figure before any work begins.
Can I just seal the gaps myself?
Not until the building is confirmed clear. Sealing entry points while animals are still inside traps them in the wall or roof void, which leaves you with a carcass and a smell problem. Proofing is the right fix, but it comes after control, not before.
Is DIY worth trying first?
It is worth a try for a one-off sighting and generally a waste of money beyond that. Concentrations are lower, residual life is shorter, and surface application misses the voids where the population actually lives.
Is everyone who attends licensed?
Licensed and insured, and happy to show either. If you are comparing quotes, ask each company for the licence number of the person actually attending rather than just the business name.
Why have rodents come into my home?
Usually something fixable: an unsealed food source, standing water, mulch or timber against the wall, or a gap at a weep hole or pipe penetration. A technician will point out which apply to your property.
Is there a guarantee on the work?
Yes - six months on general pest work. A recurrence of the treated pest inside that window is a free return visit. A different species arriving later is a new job, and a recurrence traced to an unfixed cause such as a leak sits outside the cover.
Are your products safe around kids and animals?
Yes. We use APVMA-registered, low-toxicity products applied at label rates, and most of what goes down is placed in cracks, voids and secured stations rather than on open surfaces. You are given a specific re-entry time, usually just until treated surfaces are dry.
How long before the treatment works?
Most households notice a difference in the first few days, with the full effect over one to three weeks depending on the method. If nothing has changed by the timeframe your technician gave you, call us - that is what the warranty is for.
Dealing with rodents right now?
One call gets you a fixed price, usually inside 30 minutes. Licensed technicians, 650+ Sydney suburbs covered, child and pet-safe treatments, and a 6-month warranty on general work.
