What we need to quote
We need the architectural or slab plan, the slab type (raft, waffle pod, suspended), the address, a rough pour date, and engineering details for retaining walls or step-downs.
Pre-Construction Termite Barriers in Bidwill 2770 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.

What we cover in Bidwill, and how quickly we can get there.
Bidwill sits about 38.8 km north-west of the CBD in the Blacktown & Mount Druitt, and postcode 2770 is one we are in most weeks. We cover Bidwill on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
The Bidwill jobs we attend tend to sit between Plumpton Marketplace and Bidwill Reserve.
Blacktown City is the council area for Bidwill, and we treat Blackett, Hebersham and Hassall Grove on the same schedule. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Bidwill work is newer homes on small blocks where next door has the same problem. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2770 falls inside the area we service.
The 2770 run is set the day before and you are given an arrival time. Where Blackett and Hebersham fall on the same round, we can usually bring the visit forward.
The system does not stop termites existing - it forces them into the open where an inspection will find them. That is why the annual check is part of the system rather than an optional extra.
Retro-fitting means drilling and injecting a finished slab, working around landscaping and services. It is slower, more expensive and less complete than doing it at construction on a Bidwill block.
A suspended floor is a different job again - the protection goes to piers, bearers and the subfloor rather than under a slab. On sloping Bidwill blocks that is common.

A sheet membrane that termites cannot pass, laid across the prepared ground before the pour so the entire footprint is covered.

Every penetration through the slab is collared and sealed. These are the hidden entry points termites use most.

Around the slab edge and up into the wall cavity, a physical barrier stops termites running hidden tunnels up the outside of the slab.

The soil is treated with an APVMA-registered termiticide, and a reticulation network can be laid so recharging never means digging.

For sloping or elevated sites, protection covering the piers, bearers and suspended timber floor.

Specific detailing where there are retaining walls, sandstone excavation, step-downs or cut-and-fill, as is common across Sydney.
Once the slab is poured, the areas termites use most are sealed away for good.
A pre-construction barrier costs far less than a retrofitted system or repairs to termite damage later.
If a new Class 1 home or Class 10 outbuilding has termite-susceptible primary building elements, a compliant system is required.
Pipe penetrations and slab joints can only be fully protected before concrete covers them.
An under-slab system protects the parts of the footprint no later treatment can access.
The installation certificate and durable notice have to reach the certifier before the Occupation Certificate is issued.
Buyers, building inspectors and lenders all take comfort from documented, compliant termite protection.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | A termite-proof layer of sheet, stainless mesh or graded stone, installed under the slab or around the perimeter | Designed for the life of the slab if undisturbed; no chemical recharge required | Slab-on-ground construction and owners preferring no chemicals |
| Penetration collars | A physical collar sealed around every pipe and conduit crossing the slab | Long service life when fitted properly ahead of the pour | All slabs. Usually combined with a perimeter system. |
| Chemical soil barrier | Termiticide forming a treated zone in the soil beneath and around the building | How long it lasts depends on the label and the soil, and it can be re-applied | Builds working to a budget, and some complex sites |
| Reticulation system | A pipe network laid before paving so termiticide can be pumped back into the soil | Rechargeable for the life of the building without digging up paths | Homes surrounded by paving or landscaping |
| Baiting (post-construction) | Ground stations for monitoring, then baiting to eliminate the colony | The stations must be serviced regularly | Existing homes - see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
Send the plans and slab details - we will specify a system and fix the price for each stage.
Collars are fitted to all service penetrations, and the under-slab membrane or chemical treatment follows on the prepared site.
Perimeter and cavity barriers are installed with the brickwork or cladding, closing any gap at the slab edge.
If specified, the chemical perimeter or reticulation system is finished around the completed building before paving and landscaping start.
The meter box carries a durable notice recording the system, and the builder and certifier each receive the installation certificate.
Maintenance advice and a recommended inspection schedule are given to the owner to keep the system working.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent meter box notice listing the system, installation date, life expectancy of any chemical used, the installer and inspection advice | The certifier, the owner and future owners |
| Installation certificate | A written statement of system, products, protected areas and installer licence | Builder, certifier and the owner's records |
| Product information | The details of whichever physical system or termiticide was used, with safety data sheets for any chemical | Builder and owner |
| Maintenance & inspection advice | Maintenance guidance and the AS 3660.2 recommended inspection frequency | Homeowner |
We need the architectural or slab plan, the slab type (raft, waffle pod, suspended), the address, a rough pour date, and engineering details for retaining walls or step-downs.
Our scheduling follows the plumber's set-out and the concreter's pour date. Once services are in, tell us and we confirm collars before the pour inspection.
We give developers and volume builders consistent pricing, one contact, and documentation lot by lot.
Missing durable notices and unclear installation records hold up occupation certificates regularly. We hand over the full set together.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Size of slab and perimeter | Larger footprints take more membrane, more perimeter protection and more labour |
| System chosen | Full under-slab physical, perimeter-only, chemical and reticulation options are each priced differently |
| Service penetrations | Every plumbing and electrical penetration through the slab has to be collared |
| Site complexity | Retaining walls, step-downs, sandstone excavation and suspended floors all require extra detailing |
| Site visits required | Staging follows the build program; multi-dwelling sites may be combined into fewer visits |

Attached garages, pergolas, alfresco slabs and later additions all need to be in the system. On Bidwill builds the alfresco slab poured separately is the one most often left out.
A documented, serviced termite management system is something a Bidwill buyer's pest inspector will note favourably. The absence of paperwork is something they will note the other way.
Estates built on cleared farmland inherit the colonies already living in that soil. A new Bidwill house is not a fresh start from a termite point of view - it is a new food source on an established site.

The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Bidwill 2770. You get the AS 3660.1 certificate and the durable notice for the meter box.
We cover it on scheduled runs, so a day's notice gets you the best slot. We are about 38.8 km north-west of the city here, and Bidwill is covered by the Blacktown & Mount Druitt team.
The ground here was cleared and rebuilt recently, which displaced whatever lived in it, and the blocks are close enough that termites move between them along the fence lines.
Newer detached homes on compact blocks, so access down the side and the shared fence line shape how we work.
We do. A lot of our Bidwill work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
For a standard Bidwill home, one to two hours. We would rather tell you it will take longer up front than rush it.
You get the AS 3660.1 certificate and the durable notice for the meter box. That is the point of the warranty - you do not pay twice for the same problem.
We do. Bidwill and Blackett, Hebersham, Hassall Grove and Dean Park are all on the same route, which helps if you own more than one property in the area.
