Send the architectural or slab plan, the slab type - raft, waffle pod or suspended - the site address, an approximate pour date, and engineering details for any retaining walls or step-downs.
Pre-Construction Termite Barriers in Fairlight 2094 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
Local technicians, fixed prices and a written report for every job in Fairlight.
Our Northern Beaches technicians cover Fairlight and the rest of 2094 as a matter of course - it is only about 10.2 km north-east of the city. We run Fairlight on a regular route, and same-day attendance is usually available.
If you are near Harbour View Reserve, Dirty Haul Beach or The Village - Balgowlah Stockland, that is ground we cover constantly - it is the busiest part of Fairlight for us.
Under Northern Beaches, we cover Fairlight and Balgowlah, Manly Vale and Balgowlah Heights alike. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
The bulk of our Fairlight work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We cover the remainder of 2094 as well, from Balgowlah Golf Club through to Weerona Park.
You get a confirmed time, not a window. We plan the 2094 run the day before, and if Balgowlah or Manly Vale is on the same round there is often an earlier slot going.
Every pipe and conduit through the slab is a path. Each one needs its own collar or sealed detail, and the ones most often missed on Fairlight builds are the wet-area penetrations - shower wastes and bath traps.
A barrier does not stop being compliant when a garden bed goes in over it, but it does stop being inspectable - which amounts to the same thing a few years later.
A pre-construction barrier goes in while the slab is open. Once the concrete is poured and the frame is up, the same protection costs several times as much and never covers the same ground. On a Fairlight build this is genuinely a now-or-never detail.

A termite-resistant physical layer across the prepared ground, installed before the pour and covering the whole slab footprint.

A collar is sealed around each plumbing pipe, conduit and service passing through the slab, because those are the most common hidden entry points.

Around the slab edge and up into the wall cavity, a physical barrier stops termites running hidden tunnels up the outside of the slab.

An APVMA-registered termiticide into the soil, optionally with a reticulation pipe network so it can be recharged later without excavation.

For sloping or elevated sites, protection covering the piers, bearers and suspended timber floor.

Retaining walls, sandstone cuts, step-downs and cut-and-fill sites are detailed individually - all of them common here.
Once the slab is poured, the areas termites use most are sealed away for good.
It costs far less now than retrofitting later, and vastly less than repairing termite damage.
Class 1 homes and Class 10 outbuildings with termite-susceptible primary building elements must have a compliant termite management system.
Before the pour is the only opportunity to fully protect the pipe penetrations and slab joints.
An under-slab system covers ground that nothing applied after construction can get to.
The certifier needs the installation certificate and the durable notice in hand to issue the Occupation Certificate.
Documented compliance on termite protection reassures the buyer, their inspector and the lender.

Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | Termite-resistant sheet, stainless mesh or graded stone laid under the slab or at the perimeter, impassable to termites | Lasts as long as the slab when undisturbed, with no chemical recharging | Slab-on-ground homes, and owners choosing a non-chemical option |
| Penetration collars | Physical collars sealed around every pipe and conduit through the slab | Long-lasting when installed correctly before the pour | Every slab. Usually combined with a perimeter system. |
| Chemical soil barrier | Termiticide creating a treated zone in the soil beneath and around the building | Service life is set by the product label and the soil, and it can be re-applied | Builds working to a budget, and some complex sites |
| Reticulation system | A pipe network put in ahead of paving, letting termiticide be pumped into the soil later | Rechargeable for as long as the building stands, without digging paths up | Homes enclosed by paving or landscaping |
| Baiting (post-construction) | Monitoring stations set into the ground, baited to eliminate the colony | Regular servicing of the stations is needed | For existing homes, see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
We work from your drawings and slab details, specify a system, and fix the price stage by stage before anything is booked.
Collars are fitted to all service penetrations, and the under-slab membrane or chemical treatment follows on the prepared site.
Perimeter and cavity barriers go in as the brickwork or cladding rises, so the slab edge is never left with a gap.
A chemical perimeter or reticulation system, where specified, is completed around the building before any paving or landscaping.
The meter box carries a durable notice recording the system, and the builder and certifier each receive the installation certificate.
The owner receives maintenance advice and a recommended inspection schedule to keep the system effective.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent notice fixed inside the meter box recording system, installation date, chemical life expectancy, installer and inspection advice | Certifier, owner and future owners |
| Installation certificate | Written confirmation of the system and products installed, the areas protected and the installer's licence | The builder, the certifier and the owner's records |
| Product information | What physical system or termiticide was used, together with safety data sheets for any chemical | Builder and owner |
| Maintenance & inspection advice | Maintenance guidance and the AS 3660.2 recommended inspection frequency | Homeowner |

We fit in around the plumber's set-out and the pour. Tell us once services are in and the collar installation is confirmed before the pour inspection.
Consistent pricing across the project, a single point of contact, and documentation for every lot or dwelling.
Delays at occupation certificate stage usually come down to a missing durable notice or unclear records. We provide the complete set at once.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Slab size and perimeter run | Larger slabs need more membrane and perimeter protection, and more labour |
| System chosen | Full under-slab physical, perimeter-only, chemical and reticulation options are each priced differently |
| Penetration count | Every plumbing and electrical service through the slab needs a collar fitted |
| Difficulty of the site | Retaining walls, step-downs, sandstone excavation and suspended floors add to the detailing |
| Number of site visits | Staged installations follow the build program. Multi-dwelling sites may be combined. |

Anywhere in Fairlight is within the area we attend for pre-construction work, including sites the larger operators will not travel to.
If a system is going to fail it fails at a detail, not across the whole footprint. That is why we photograph each penetration and each stage as it is completed.
Clearing removes the trees, not the nests. Stumps and root systems left in the ground around Fairlight developments keep colonies alive right under the new slabs.

Our scheduling follows the builder's program - a barrier stage will not hold up your pour.

Get a Free QuoteBarriers are quoted off your plans and slab details. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Fairlight. You get the AS 3660.1 certificate and the durable notice for the meter box.
Same-day attendance is usually available. Fairlight sits roughly 10.2 km north-east of the CBD, inside our Northern Beaches run, so we book a time and keep to it.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do all of those. A good share of the Fairlight jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
You get the AS 3660.1 certificate and the durable notice for the meter box. That is the point of the warranty - you do not pay twice for the same problem.
Yes - we work right across the Northern Beaches area, which takes in Fairlight and the suburbs around it.
