What we need to quote
To quote we want the plans or slab plan, the slab type (raft, waffle pod or suspended), the address, an approximate pour date, and engineering for retaining walls or step-downs.
Pre-Construction Termite Barriers in Kearns 2558 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
Where Kearns sits, who covers it and what it costs.
Postcode 2558 covers Kearns and the streets immediately around it. At about 41 km south-west of the CBD it falls in the Macarthur, where we have vans out daily. We travel out to Kearns on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
Our Kearns work takes in the streets by Eagle Vale Marketplace and Gregory Hills Town Centre, through to Prentice Park at the other end.
Campbelltown and Camden is the council area for Kearns, and we treat Eschol Park, Raby and Eagle Vale on the same schedule. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
What we see in Kearns is recently built homes where the activity started at the boundary. Describing it accurately when you book saves a second visit.
The rest of 2558 is covered too, including the pockets around Jemima Jenkins Park and South Creek Reserve.
You get a confirmed time, not a window. We plan the 2558 run the day before, and if Eschol Park or Raby is on the same round there is often an earlier slot going.
The slab type changes the detail completely. A waffle pod slab has pods and perimeter beams to work around, a raft slab has different edge detailing, and a suspended floor needs the piers and bearers protected instead. We specify from the engineering, not from habit.
People expect a barrier to be a wall. It is a managed zone: termites either cannot cross it or must build visible workings to do so.
A pre-construction barrier goes in while the slab is open. Once the concrete is poured and the frame is up, the same protection costs several times as much and never covers the same ground. On a Kearns build this is genuinely a now-or-never detail.

A termite-resistant physical layer across the prepared ground, installed before the pour and covering the whole slab footprint.

Every penetration through the slab is collared and sealed. These are the hidden entry points termites use most.

A physical barrier at the slab edge and continuing into the wall cavity, preventing concealed tunnelling up the slab's outside face.

A soil-applied APVMA-registered termiticide, with the option of reticulation pipework allowing recharge later without excavation.

Protection for bearers, piers and suspended timber floors on sloping or elevated sites.

Specific detailing where there are retaining walls, sandstone excavation, step-downs or cut-and-fill, as is common across Sydney.
Once the slab is poured, the areas termites use most are sealed away for good.
Compared with a retrofit - or with repairing damage - a pre-construction barrier is a small cost.
If a new Class 1 home or Class 10 outbuilding has termite-susceptible primary building elements, a compliant system is required.
Pipe penetrations and slab joints can be fully sealed only while the concrete has yet to cover them.
Areas no post-construction treatment can ever reach are covered by an under-slab system.
The installation certificate and durable notice have to reach the certifier before the Occupation Certificate is issued.
Documented, compliant termite protection reassures buyers, building inspectors and lenders.

Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | Sheet, stainless mesh or graded stone creating a layer termites cannot chew through, under the slab or at the perimeter | As durable as the slab itself when left undisturbed, with no top-ups needed | Slab-on-ground homes and non-chemical preferences |
| Penetration collars | A physical collar sealed around each pipe and conduit passing through the slab | Long service life where the install before the pour was done properly | Every slab, and usually alongside a perimeter system |
| Chemical soil barrier | Termiticide forming a treated zone in the soil beneath and around the building | How long it lasts depends on the label and the soil, and it can be re-applied | Builds working to a budget, and some complex sites |
| Reticulation system | A pre-paving pipe network allowing termiticide to be pumped back into the soil | Rechargeable over the building's life without lifting any paving | Homes surrounded by paving or landscaping |
| Baiting (post-construction) | In-ground monitoring stations that eliminate the colony | Stations need regular servicing | Existing homes, see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
We work from your drawings and slab details, specify a system, and fix the price stage by stage before anything is booked.
Penetration collars to all services first, then the under-slab membrane or chemical treatment once the site is ready.
Perimeter and cavity barriers installed as the brickwork or cladding goes up, so there is no gap at the slab edge.
A chemical perimeter or reticulation system, where specified, is completed around the building before any paving or landscaping.
A durable notice goes into the meter box to record the system, with the installation certificate to the builder and certifier.
The owner receives advice on maintenance plus a recommended inspection schedule to maintain the system.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | Fixed permanently in the meter box, recording the system, install date, chemical life expectancy, installer and inspection advice | Certifier, current owner and future owners |
| Installation certificate | A written record of the system and products installed, which areas are protected, and the installer's licence number | The builder, the certifier and the owner's file |
| Product information | What physical system or termiticide was used, together with safety data sheets for any chemical | Builder and owner |
| Maintenance & inspection advice | How the barrier is kept effective, plus the inspection frequency AS 3660.2 recommends | The homeowner |

Timing follows the plumbing set-out and the pour. Tell us when services are complete and we confirm the collars before the pour inspection.
Developers and volume builders get consistent pricing, a single point of contact and documentation for every lot or dwelling.
Occupation certificates are often held up by a missing durable notice or vague installation records. Everything is supplied together so the certifier is not left chasing.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Slab size and perimeter run | Larger slabs need more membrane and perimeter protection, and more labour |
| System chosen | Full under-slab physical, perimeter-only, chemical and reticulation options are each priced differently |
| Number of penetrations | Every plumbing and electrical penetration through the slab needs a collar |
| Site complexity | Retaining walls, step-downs, sandstone excavation and suspended floors all require extra detailing |
| Visits to site | Staged installation tracks the build program, with multi-dwelling sites often combined |

It is one of the few construction details that still matters commercially fifteen years later.
Estates built on cleared farmland inherit the colonies already living in that soil. A new Kearns house is not a fresh start from a termite point of view - it is a new food source on an established site.
If a system is going to fail it fails at a detail, not across the whole footprint. That is why we photograph each penetration and each stage as it is completed.

We work to your builder's program, so a barrier stage never holds up a pour.

Get a Free QuoteBarriers are quoted off your plans and slab details. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Kearns. You get the AS 3660.1 certificate and the durable notice for the meter box.
We cover it on scheduled runs, so a day's notice gets you the best slot. Kearns is about 41 km south-west of the CBD in the Macarthur, and we give you a firm arrival time rather than an all-day window.
Uniform houses on small lots means uniform conditions. Whatever suits termites at your address suits them at the ten around it, so these problems move along a street rather than stopping.
Modern detached homes close together. We treat the perimeter and the boundary because that is the route between properties.
We do all of those. A good share of the Kearns jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
You get the AS 3660.1 certificate and the durable notice for the meter box. Ring us if activity picks up again inside that period and we will arrange the return.
We cover the whole of Kearns, from the streets around Eagle Vale Marketplace out to the suburb boundary and on into Eschol Park.
