What we need to quote
To quote we want the plans or slab plan, the slab type (raft, waffle pod or suspended), the address, an approximate pour date, and engineering for retaining walls or step-downs.
Pre-Construction Termite Barriers in Kogarah 2217 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
Where Kogarah sits, who covers it and what it costs.
Kogarah is part of the St George & Bayside, 12.5 km or so south-west of the GPO, and 2217 is a postcode we know well. We run Kogarah on a regular route, and same-day attendance is usually available.
The Kogarah addresses we attend cluster around Rockdale Plaza and Beverley Park Golf Club. Kogarah station is another part of the suburb we are called to often.
Kogarah is in the Georges River and Bayside area, and we cover Carlton, Rockdale and Monterey on the same runs - handy if you own more than one property or your termite problem has come from next door. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The bulk of our Kogarah work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2217 is covered too, including the pockets around Edith Blake Reserve and Illinden Sports Centre.
Bookings for 2217 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Carlton and Rockdale often share the same run, which is how earlier slots come up.
The exposed slab edge is a designed part of the system: it is where an inspector can see workings before they reach the frame. Most of the failed inspection zones we find on Kogarah homes were buried by a landscaper who was never told.
A compliant barrier does not mean termites can never reach the building. It means they cannot reach it concealed - they have to build workings where an inspection will find them. That is why the annual inspection is part of the system, not an upsell.
A suspended floor is a different job again - the protection goes to piers, bearers and the subfloor rather than under a slab. On sloping Kogarah blocks that is common.

A sheet membrane that termites cannot pass, laid across the prepared ground before the pour so the entire footprint is covered.

Every pipe, conduit and service through the slab gets a collar sealed to it - these penetrations are the commonest concealed way in.

A physical barrier around the slab edge and into the wall cavity, which stops termites building concealed tunnels up the outside of the slab.

An APVMA-registered termiticide into the soil, optionally with a reticulation pipe network so it can be recharged later without excavation.

Bearers, piers and suspended timber floors protected on sloping and elevated sites.

Detailing against retaining walls, sandstone excavation, step-downs and cut-and-fill sites common across Sydney.
Once the slab is poured, the areas termites use most are sealed away for good.
Doing it now is far cheaper than retrofitting a system later, and cheaper again than repairing termite damage.
If a new Class 1 home or Class 10 outbuilding has termite-susceptible primary building elements, a compliant system is required.
Before the pour is the only opportunity to fully protect the pipe penetrations and slab joints.
An under-slab system covers ground that nothing applied after construction can get to.
Before issuing the Occupation Certificate, the certifier requires both the installation certificate and the durable notice.
Compliant protection with the paperwork to prove it satisfies buyers, building inspectors and lenders.

Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | A physical layer - membrane, stainless mesh or graded stone - that termites cannot get through, beneath the slab or at its edge | Intended to last the life of the slab if not disturbed, and requires no chemical top-up | Slab-on-ground builds, and owners who want to avoid chemicals |
| Penetration collars | Collars physically sealed to every pipe and conduit through the slab | Long-lived where installation before the pour is done properly | Every slab, and typically with a perimeter system as well |
| Chemical soil barrier | A zone of termiticide-treated soil under and around the structure | Service life follows the product label and soil conditions; re-application is possible | Budget-sensitive builds and certain complex sites |
| Reticulation system | Pipes laid in before the paving goes down, so termiticide can be pumped back into the soil | Recharging is possible for the building's life without disturbing paths | Properties ringed by paving or landscaping |
| Baiting (post-construction) | In-ground stations used to monitor and eliminate the colony | Stations have to be serviced regularly | Existing homes. See termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
Send through the plans and slab details, and we will recommend a system with a fixed price for each stage.
Service penetrations collared, and the under-slab membrane or chemical treatment installed once site preparation is done.
The perimeter and cavity barriers are fitted as brickwork or cladding progresses, so there is never a gap at the slab edge.
Where specified, a chemical perimeter or reticulation system is completed around the finished building before paving and landscaping.
The system is documented on a durable notice in the meter box, and the installation certificate goes to builder and certifier.
The owner receives the maintenance guidance and an inspection schedule, which is what keeps the system doing its job.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent meter box notice listing the system, installation date, life expectancy of any chemical used, the installer and inspection advice | The certifier, the owner and future owners |
| Installation certificate | Written confirmation covering the system and products used, the protected areas and the installer's licence | Builder, certifier, and the owner's own records |
| Product information | Information on the physical system or termiticide applied, including chemical safety data sheets | The builder and the owner |
| Maintenance & inspection advice | How the barrier is kept effective, plus the inspection frequency AS 3660.2 recommends | The homeowner |

We work to the plumber's set-out and the concreter's program. Let us know when the services are in and collars are confirmed before the pour inspection.
We give developers and volume builders consistent pricing, one contact, and documentation lot by lot.
Delays at occupation certificate stage usually come down to a missing durable notice or unclear records. We provide the complete set at once.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Size of slab and perimeter | Larger footprints take more membrane, more perimeter protection and more labour |
| System chosen | Full under-slab physical, perimeter-only, chemical and reticulation options are each priced differently |
| Service penetrations | Every plumbing and electrical penetration through the slab has to be collared |
| Site complexity | Extra detailing comes with retaining walls, step-downs, sandstone excavation and suspended floors |
| How many attendances | Staged installations follow the build program, and multi-dwelling sites may be combined |

Estates built on cleared farmland inherit the colonies already living in that soil. A new Kogarah house is not a fresh start from a termite point of view - it is a new food source on an established site.
Pre-purchase inspections ask about the system and the notice. Having both in order removes a negotiating point from the buyer's side.
We install across 2217 and the surrounding St George & Bayside - new builds, knock-down rebuilds, extensions and owner-builder projects around Rockdale Plaza and beyond.
NSW Pest Management licence 5122967. Every installation is to AS 3660.1.
Our scheduling follows the builder's program - a barrier stage will not hold up your pour.
You get the durable notice, the installation certificate and the product details.
Single dwellings, granny flats, duplexes and multi-unit projects.

You get that number up front for Kogarah 2217, with no call-out fee. You get the AS 3660.1 certificate and the durable notice for the meter box.
Same-day attendance is usually available. We are about 12.5 km south-west of the city here, and Kogarah is covered by the St George & Bayside team.
Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Kogarah 2217, and we provide the written report agents and strata managers ask for.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
You get the AS 3660.1 certificate and the durable notice for the meter box. If activity continues past the expected period, call us and we will come back.
Yes. As well as Kogarah we cover Carlton, Rockdale, Monterey and Brighton-Le-Sands on the same runs, so a job that crosses a boundary can be handled in one visit.
