Where Telopea sits, who covers it and what it costs.
Telopea is part of the Greater Parramatta & Cumberland, 17.9 km or so north-west of the GPO, and 2117 is a postcode we know well. We run Telopea on a regular route, and same-day attendance is usually available.
Around Telopea we work the pockets near Walter Brown Park, Sturt Park and Carlingford Village most often, so the van is rarely far away when a job comes in.
Under City of Parramatta and Cumberland, we cover Telopea and Oatlands, Dundas and Kingsdene alike. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Telopea is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Describing it accurately when you book saves a second visit.
We also work the streets near North Rocks Shopping Centre and across toward Telopea station - the whole of 2117 is covered.
The 2117 run is set the day before and you are given an arrival time. Where Oatlands and Dundas fall on the same round, we can usually bring the visit forward.
If a system is going to fail it fails at a detail, not across the whole footprint. That is why we photograph each penetration and each stage as it is completed.
Every pipe and conduit through the slab is a path. Each one needs its own collar or sealed detail, and the ones most often missed on Telopea builds are the wet-area penetrations - shower wastes and bath traps.
A barrier does not stop being compliant when a garden bed goes in over it, but it does stop being inspectable - which amounts to the same thing a few years later.

Laid on the prepared ground before the pour, this termite-resistant membrane protects the complete footprint of the slab.

Every penetration through the slab is collared and sealed. These are the hidden entry points termites use most.

A physical barrier around the slab edge and into the wall cavity, which stops termites building concealed tunnels up the outside of the slab.

The soil is treated with an APVMA-registered termiticide, and a reticulation network can be laid so recharging never means digging.

On a sloping or elevated site, the bearers, piers and suspended timber floor are all protected.

Specific detailing where there are retaining walls, sandstone excavation, step-downs or cut-and-fill, as is common across Sydney.
Once the slab is poured, the areas termites use most are sealed away for good.
A barrier installed during the build costs far less than one retrofitted afterwards or any damage repair.
A compliant termite management system is required for new Class 1 homes and Class 10 outbuildings with termite-susceptible primary building elements.
Pipe penetrations and slab joints can only be fully protected before concrete covers them.
An under-slab system covers ground that nothing applied after construction can get to.
The installation certificate and durable notice have to reach the certifier before the Occupation Certificate is issued.
Documented compliance on termite protection reassures the buyer, their inspector and the lender.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | A termite-resistant layer (sheet, stainless mesh or graded stone particles) that termites can't chew through, laid under the slab or at the perimeter | Designed to last as long as the slab if it isn't disturbed. No chemical top-ups. | Slab-on-ground homes and owners who want a non-chemical option |
| Penetration collars | Collars sealed physically around each pipe and conduit passing through the slab | Durable provided they are installed correctly before the pour | Every slab, and normally paired with a perimeter system |
| Chemical soil barrier | Termiticide forming a treated zone in the soil beneath and around the building | How long it lasts depends on the label and the soil, and it can be re-applied | Builds working to a budget, and some complex sites |
| Reticulation system | Pipework laid before paving, allowing termiticide to be pumped into the soil later | Can be recharged for the life of the building without lifting paths | Houses surrounded by paving or heavy landscaping |
| Baiting (post-construction) | Stations in the ground that monitor activity and eliminate the colony | They need servicing on a regular basis | Existing buildings - see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
With your plans and slab details we recommend a system and price every stage, fixed.
Service penetrations collared, and the under-slab membrane or chemical treatment installed once site preparation is done.
Perimeter and cavity barriers installed as the brickwork or cladding goes up, so there is no gap at the slab edge.
A specified chemical perimeter or reticulation system is finished around the building prior to paving and landscaping.
A durable notice goes into the meter box to record the system, with the installation certificate to the builder and certifier.
Maintenance advice and a recommended inspection schedule are given to the owner to keep the system working.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | The permanent meter-box notice recording the system, the install date, any chemical's life expectancy, the installer and inspection advice | The certifier, the owner, and owners after them |
| Installation certificate | Written confirmation of what system and products went in, the areas protected, and the installer's licence | Builder and certifier, plus the owner's records |
| Product information | Documentation of the physical system or termiticide applied, including chemical safety data sheets | Builder and owner |
| Maintenance & inspection advice | What keeps the barrier working, and the inspection frequency recommended by AS 3660.2 | The homeowner |
Architectural or slab plans, slab type - raft, waffle pod or suspended - site address, approximate pour date, plus engineering details on any retaining walls or step-downs.
Scheduling works around the plumber's set-out and the concreter's pour. Let us know when services are in and we confirm collar installation ahead of the pour inspection.
Developers and volume builders get consistent pricing, a single point of contact and documentation for every lot or dwelling.
Occupation certificate delays usually trace to a missing durable notice or poor records. We give the certifier the full set in one go.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Footprint and perimeter | More area means more membrane, more perimeter protection and more time on site |
| The system specified | Under-slab physical systems, perimeter-only systems and chemical or reticulation options carry different prices |
| How many services | Each service penetrating the slab, plumbing or electrical, needs a collar |
| Site complexity | Retaining walls, step-downs, sandstone excavation and suspended floors all require extra detailing |
| Number of site visits | Staging follows the build program, and multi-dwelling sites can be combined |

Reactive soil is the argument for a system that tolerates movement rather than a rigid one. We choose based on the soil report for the Telopea site, not on a default.
Anywhere in Telopea is within the area we attend for pre-construction work, including sites the larger operators will not travel to.
Estates built on cleared farmland inherit the colonies already living in that soil. A new Telopea house is not a fresh start from a termite point of view - it is a new food source on an established site.

These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.

Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
