Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
Ant Control in Austral 2179 — local technicians, fixed prices and a written report. Ant treatment starts from $89.
Real, verified feedback from people we've helped — straight from Google.
Where Austral sits, who covers it and what it costs.
We treat ants right across 2179. Austral is roughly 39 km west of the city, which puts it well inside the South West Sydney run our technicians work. We cover Austral on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Around Austral we are most often working near Leppington station.
Under Liverpool, Fairfield and Cumberland, we cover Austral and West Hoxton, Leppington and Middleton Grange alike. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
Austral jobs tend to be recently built homes where the activity started at the boundary. Let us know which when you ring and we will plan the visit around it.
All of 2179 falls inside the area we service.
Your appointment is confirmed the day before with a real arrival time. Because West Hoxton and Leppington are covered on the same round, 2179 often has an earlier slot available.
The reason the trail returns to the same spot in a Austral kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Pharaoh and some other small species nest indoors in warm voids and never go outside at all. In a Austral house that changes the treatment completely - and makes spraying actively harmful, because it buds the colony.
If there are ants running up a shrub beside a Austral house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Austral gets ahead of it rather than chasing it.
If your Austral paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
A single trail across a Austral prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
Trails are traced to the colony, not just sprayed where you saw them.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Austral. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Austral is about 39 km west of the CBD in the South West Sydney, and we give you a firm arrival time rather than an all-day window.
The ground here was cleared and rebuilt recently, which displaced whatever lived in it, and the blocks are close enough that ants move between them along the fence lines.
Modern detached homes close together. We treat the perimeter and the boundary because that is the route between properties.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Austral 2179 are all covered, with documentation suitable for an agent or a strata manager.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Allow one to two hours for a typical Austral property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
We cover the whole of Austral, from the streets around Leppington station out to the suburb boundary and on into West Hoxton.
