Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Bangor sits, who covers it and what it costs.
Bangor is part of the Sutherland Shire, 23.7 km or so south-west of the GPO, and 2234 is a postcode we know well. We run Bangor on a regular route, and same-day attendance is usually available.
Around Bangor we work the pockets near Menai Marketplace, The Ridge Golf Course & Driving Range and Ross Reserve most often, so the van is rarely far away when a job comes in.
Sutherland Shire is the council area for Bangor, and we treat Woronora Heights, Woronora and Menai on the same schedule. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
What we see in Bangor is homes on sloping blocks with a sub-floor and bush on the boundary. Describing it accurately when you book saves a second visit.
The whole of 2234 is covered, Menai Conservation Park included.
When you book, we confirm the 2234 run the day before and give you an arrival time rather than a window. If we are already out at Woronora Heights or Woronora that morning, we will usually offer you the earlier slot.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Bangor job.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Bangor colony wants sugars.
Some species excavate soft, damp timber rather than eat it. Finding them in a Bangor window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Bangor that is coastal brown ants more often than not.
Winter does not kill the colony, it just slows it. The nest under a Bangor path in July is the same nest that produces the trail in October.
Our Bangor runs take in Menai Conservation Park and continue across to the Woronora Heights boundary - all the same service area.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Bangor 2234. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Bangor is about 23.7 km south-west of the CBD in the Sutherland Shire, and we give you a firm arrival time rather than an all-day window.
Undisturbed ground, leaf litter and fallen timber right to the boundary mean ants are always established next to the house. Re-entry, not eradication, is what we are managing here.
Houses on larger, often sloping blocks with bush on at least one boundary, so the perimeter and the fence line are central to the job.
We do. A lot of our Bangor work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as Bangor we cover Woronora Heights, Woronora, Menai and Bonnet Bay on the same runs, so a job that crosses a boundary can be handled in one visit.
