Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Bellevue Hill sits, who covers it and what it costs.
Bellevue Hill sits about 4.4 km east of the CBD in the Eastern Suburbs, and postcode 2023 is one we are in most weeks. Our technicians are through Bellevue Hill most days, so same-day attendance is usually available.
If you are near Woollahra Golf Club, Bondi Junction station or March Street Reserve, that is ground we cover constantly - it is the busiest part of Bellevue Hill for us.
Waverley, Randwick and Woollahra is the council area for Bellevue Hill, and we treat Woollahra, Bondi Junction and Bondi on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Most Bellevue Hill bookings come in as ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Our Bellevue Hill runs also take in Double Bay Beach and the area near Westfield Bondi Junction, so the whole postcode is served.
When you book, we confirm the 2023 run the day before and give you an arrival time rather than a window. If we are already out at Woollahra or Bondi Junction that morning, we will usually offer you the earlier slot.
In a dry spell ants move indoors looking for moisture, which is why a spotless Bellevue Hill kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Bellevue Hill. We identify before we bait rather than putting down a general-purpose product and hoping.
The reason the trail returns to the same spot in a Bellevue Hill kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Bellevue Hill home.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Bellevue Hill home is in the garden immediately around it.
Honeydew is a sugar supply the colony will defend. We point out the plant on a Bellevue Hill job because otherwise the trail simply re-establishes.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based baits chosen for the ant and the season.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. ants need that damp more than they need food, and here they always have it.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
