Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in Bondi Junction, and how quickly we can get there.
Our Eastern Suburbs technicians cover Bondi Junction and the rest of 2022 as a matter of course - it is only about 4.5 km south-east of the city. Our technicians are through Bondi Junction most days, so same-day attendance is usually available.
A lot of our Bondi Junction jobs are in the streets around Bondi Junction station and Fred Hollows Reserve, and we are out near Double Bay Beach regularly enough that the technician usually knows the access before they arrive.
Bondi Junction is in the Waverley, Randwick and Woollahra area, and we cover Woollahra, Bondi and Bellevue Hill on the same runs - handy if you own more than one property or your ant problem has come from next door. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The ant calls we take from Bondi Junction are mostly ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
The rest of 2022 is covered too, including the pockets around Westfield Bondi Junction and Woollahra Golf Club.
The 2022 run is set the day before and you are given an arrival time. Where Woollahra and Bondi fall on the same round, we can usually bring the visit forward.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Bondi Junction that is why the same trail comes back every spring.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Bondi Junction garden with a scale problem is feeding the ant colony that then comes indoors.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Bondi Junction colony wants sugars.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
For a Bondi Junction cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
After sustained rain in Bondi Junction we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based baits chosen for the ant and the season.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Bondi Junction and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Eastern Suburbs technicians cover Bondi Junction daily, and you get a confirmed arrival time when you book.
Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what ants need to establish.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
We do. A lot of our Bondi Junction work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
For a standard Bondi Junction home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
Yes. As well as Bondi Junction we cover Woollahra, Bondi, Bellevue Hill and Waverley on the same runs, so a job that crosses a boundary can be handled in one visit.
