Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

What we cover in Waverley, and how quickly we can get there.
Postcode 2024 covers Waverley and the streets immediately around it. At about 5.5 km south-east of the CBD it falls in the Eastern Suburbs, where we have vans out daily. Our technicians are through Waverley most days, so same-day attendance is usually available.
A lot of our Waverley jobs are in the streets around Tamarama Beach and Westfield Bondi Junction, and we are out near Royal Sydney Golf Club regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Waverley, Randwick and Woollahra area. Queens Park, Bronte and Bondi are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Waverley jobs tend to be apartments where the problem is really in the building rather than the flat. Let us know which when you ring and we will plan the visit around it.
The rest of 2024 is covered too, including the pockets around Bondi Junction station and Fred Hollows Reserve.
You get a confirmed time, not a window. We plan the 2024 run the day before, and if Queens Park or Bronte is on the same round there is often an earlier slot going.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Waverley kitchen removes the smell for a few hours, not the colony that laid it.
Some species excavate soft, damp timber rather than eat it. Finding them in a Waverley window frame or bathroom wall usually means moisture has been getting into that timber for a while.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Waverley houses for different reasons.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Waverley that is coastal brown ants more often than not.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Waverley gets ahead of it rather than chasing it.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Waverley 2024. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Waverley is about 5.5 km south-east of the CBD in the Eastern Suburbs, and we give you a firm arrival time rather than an all-day window.
Sandy ground drains fast but the humidity stays, which means the conditions under a house here suit ants in winter nearly as well as in summer.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Waverley 2024 are all part of what we do, and the paperwork is the kind agents accept.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
We do. Waverley and Queens Park, Bronte, Bondi and Bondi Junction are all on the same route, which helps if you own more than one property in the area.
