Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Where Queens Park sits, who covers it and what it costs.
If you are in Queens Park or anywhere else in 2022, you are in our Eastern Suburbs patch, 5.1 km south-east of the CBD. Our technicians are through Queens Park most days, so same-day attendance is usually available.
A lot of our Queens Park jobs are in the streets around Queens Park and Fred Hollows Reserve, and we are out near Tamarama Beach regularly enough that the technician usually knows the access before they arrive.
Waverley, Randwick and Woollahra is the council area for Queens Park, and we treat Waverley, Bondi Junction and Bronte on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The bulk of our Queens Park work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Beyond that we are regularly around Westfield Bondi Junction, and out as far as Bondi Junction station. If you are anywhere in 2022, you are inside the area we run.
Bookings for 2022 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Waverley and Bondi Junction often share the same run, which is how earlier slots come up.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
In a dry spell ants move indoors looking for moisture, which is why a spotless Queens Park kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
After sustained rain in Queens Park we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Trails are traced to the colony, not just sprayed where you saw them.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
General treatments come with 6 months. Ants back within that window means we come back too.

Same-day attendance is usually available. Queens Park sits roughly 5.1 km south-east of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Queens Park house suit ants nearly all year.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
We do all of those. A good share of the Queens Park jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
For a standard Queens Park home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
Yes. As well as Queens Park we cover Waverley, Bondi Junction, Bronte and Randwick on the same runs, so a job that crosses a boundary can be handled in one visit.
