Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

What we cover in Belmore, and how quickly we can get there.
If you are in Belmore or anywhere else in 2192, you are in our Canterbury-Bankstown patch, 12.2 km south-west of the CBD. We run Belmore on a regular route, and same-day attendance is usually available.
If you are near Belmore station, Campsie station or Peel Park, that is ground we cover constantly - it is the busiest part of Belmore for us.
Canterbury-Bankstown is the council area for Belmore, and we treat Lakemba, Campsie and Belfield on the same schedule. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
What we see in Belmore is terraces and semis where the problem has come through a shared wall. Describing it accurately when you book saves a second visit.
We also work the streets near Hunt Park and across toward Anne Pringle Reserve - the whole of 2192 is covered.
The 2192 run is set the day before and you are given an arrival time. Where Lakemba and Campsie fall on the same round, we can usually bring the visit forward.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Belmore houses for different reasons.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Belmore kitchen is the difference between a result and a wasted visit.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Our Belmore runs take in Campsie Shopping Centre and continue across to the Lakemba boundary - all the same service area.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
A single trail across a Belmore prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Belmore and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Belmore sits roughly 12.2 km south-west of the CBD, inside our Canterbury-Bankstown run, so we book a time and keep to it.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets ants travel from one property to the next, which is why your neighbour matters.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Belmore 2192 are all part of what we do, and the paperwork is the kind agents accept.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Most ant control jobs in a Belmore home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as Belmore we cover Lakemba, Campsie, Belfield and Clemton Park on the same runs, so a job that crosses a boundary can be handled in one visit.
