Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Where Lakemba sits, who covers it and what it costs.
We treat ants right across 2195. Lakemba is roughly 13.5 km south-west of the city, which puts it well inside the Canterbury-Bankstown run our technicians work. We run Lakemba on a regular route, and same-day attendance is usually available.
Around Lakemba we work the pockets near Campsie Shopping Centre, Lakemba station and Wiley Park station most often, so the van is rarely far away when a job comes in.
Lakemba is in the Canterbury-Bankstown area, and we cover Wiley Park, Belmore and Belfield on the same runs - handy if you own more than one property or your ant problem has come from next door. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Around Lakemba the pattern is fairly consistent: apartments and converted blocks where the kitchen backs onto a service riser. Tell us which it is on the phone and we will come prepared for it.
Beyond that we are regularly around Wiley Park, and out as far as Peel Park. If you are anywhere in 2195, you are inside the area we run.
We confirm your slot the day before and arrive at a stated time. Wiley Park and Belmore sit on the same run, so earlier appointments in 2195 come up regularly.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Lakemba kitchen is the difference between a result and a wasted visit.
If there are ants running up a shrub beside a Lakemba house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Lakemba kitchen removes the smell for a few hours, not the colony that laid it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Lakemba we routinely find the colony is in the garden, not the house.
Ants protecting aphids on a Lakemba citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
Winter does not kill the colony, it just slows it. The nest under a Lakemba path in July is the same nest that produces the trail in October.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
General ant treatments are covered. If ants come back within 6 months, so do we.

Two things stack up here: shared structure and old drainage. Either one on its own is manageable; together they are why ants in this kind of housing is a street-level problem.
Older joined housing. The treatment takes account of shared walls, continuous sub-floors and roof voids that run between properties.
We do. A lot of our Lakemba work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
Yes. As well as Lakemba we cover Wiley Park, Belmore, Belfield and Greenacre on the same runs, so a job that crosses a boundary can be handled in one visit.
