Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Where Chatswood West sits, who covers it and what it costs.
Postcode 2067 covers Chatswood West and the streets immediately around it. At about 9.1 km north-west of the CBD it falls in the Lower North Shore, where we have vans out daily. Our technicians are through Chatswood West most days, so same-day attendance is usually available.
Most weeks we are somewhere between Lemon Grove Shopping Centre and Chatswood Golf Club in Chatswood West, and Mulhall Park is close enough to be on the same run.
Under North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill, we cover Chatswood West and Lane Cove North, Chatswood and Lane Cove West alike. The mix here is older houses and converted blocks near the water, where moisture under the floor is usually part of the story.
Most Chatswood West bookings come in as older homes near the water with a sub-floor that never fully dries. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Blue Gum Reserve and the remainder of 2067 are on the same run.
Bookings for 2067 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Lane Cove North and Chatswood often share the same run, which is how earlier slots come up.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Chatswood West job.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Chatswood West kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Chatswood West that is coastal brown ants more often than not.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Chatswood West we routinely find the colony is in the garden, not the house.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General ant treatments are covered. If ants come back within 6 months, so do we.

Harbourside blocks are often steep, with the lower level cut into the slope. Those lower levels stay cool and damp, which is where we usually find ants.
Period homes and converted apartments with original timber, sub-floors and established gardens, all of which get inspected.
