Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Local technicians, fixed prices and a written report for every job in Chippendale.
Chippendale is part of the Sydney CBD & Inner City, 2.1 km or so south-west of the GPO, and 2008 is a postcode we know well. Our technicians are through Chippendale most days, so same-day attendance is usually available.
A lot of our Chippendale jobs are in the streets around Central station and Redfern station, and we are out near Prince Alfred Park regularly enough that the technician usually knows the access before they arrive.
We cover Ultimo, Darlington and Haymarket on the same runs as Chippendale, which helps when ant problems are moving between neighbouring properties. Apartment stock means shared services, so a single-unit treatment holds only if the rest of the building is not feeding it.
Around Chippendale the pattern is fairly consistent: flats where the neighbouring lot is the actual source. Tell us which it is on the phone and we will come prepared for it.
We cover the remainder of 2008 as well, from Belmore Park through to Central Park Mall.
The 2008 run is set the day before and you are given an arrival time. Where Ultimo and Darlington fall on the same round, we can usually bring the visit forward.
The reason the trail returns to the same spot in a Chippendale kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Chippendale kitchen.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Chippendale garden with a scale problem is feeding the ant colony that then comes indoors.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Chippendale job.
A single trail across a Chippendale prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
Honeydew is a sugar supply the colony will defend. We point out the plant on a Chippendale job because otherwise the trail simply re-establishes.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General treatments come with 6 months. Ants back within that window means we come back too.

At roughly 2.1 km south-west of the city, Chippendale is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Waste is centralised in a tower - chutes, bin rooms, loading areas - and that concentration is what keeps ants fed. Height makes no difference; the risers are a staircase.
Mostly apartments, so we treat your lot and, where the source is common property, give you something in writing to take to the building manager.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Chippendale 2008 are all covered, with documentation suitable for an agent or a strata manager.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Chippendale we cover Ultimo, Darlington, Haymarket and Redfern on the same runs, so a job that crosses a boundary can be handled in one visit.
