Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Postcode 2138 covers Concord West and the streets immediately around it. At about 11.2 km west of the CBD it falls in the Inner West, where we have vans out daily. We run Concord West on a regular route, and same-day attendance is usually available.
Our Concord West work takes in the streets by Uhrs Point Reserve and Rhodes Waterside Shopping Centre, through to Concord Golf Club at the other end.
We work under the Inner West, Burwood, Strathfield and Canada Bay area here, and Liberty Grove, Mortlake and North Strathfield are all on the same route, which matters when ant problems are moving between adjoining properties. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The ant calls we take from Concord West are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Concord West station and Eliza Park are on the same round, which means every part of 2138 is within our area.
You get a confirmed time, not a window. We plan the 2138 run the day before, and if Liberty Grove or Mortlake is on the same round there is often an earlier slot going.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Concord West changes very little on its own.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Winter does not kill the colony, it just slows it. The nest under a Concord West path in July is the same nest that produces the trail in October.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Concord West after a storm is almost always this.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Baits are matched to the species and the season rather than used as a default.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.

Same-day attendance is usually available. Concord West sits roughly 11.2 km west of the CBD, inside our Inner West run, so we book a time and keep to it.
Two things stack up here: shared structure and old drainage. Either one on its own is manageable; together they are why ants in this kind of housing is a street-level problem.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
We do. A lot of our Concord West work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
All of them. Concord West sits alongside Liberty Grove, Mortlake, North Strathfield and Homebush in our coverage, and they are serviced on the same schedule.
