Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Where Davidson sits, who covers it and what it costs.
Postcode 2085 covers Davidson and the streets immediately around it. At about 14.6 km north of the CBD it falls in the Upper North Shore, where we have vans out daily. We run Davidson on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Wayne Schimanski Reserve and Old She-Oak Reserve in Davidson, and Glenrose Village Shopping Centre is close enough to be on the same run.
We work under the Ku-ring-gai and Hornsby area here, and East Killara, St Ives and Forestville are all on the same route, which matters when ant problems are moving between adjoining properties. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
The bulk of our Davidson work is houses backing onto a reserve, where the pressure is constant from outside. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Wherever you are in 2085, you are inside the area our technicians cover.
When you book, we confirm the 2085 run the day before and give you an arrival time rather than a window. If we are already out at East Killara or St Ives that morning, we will usually offer you the earlier slot.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Davidson job.
Some species excavate soft, damp timber rather than eat it. Finding them in a Davidson window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Davidson. We identify before we bait rather than putting down a general-purpose product and hoping.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Davidson we routinely find the colony is in the garden, not the house.
Anywhere in 2085, or over toward East Killara, is inside the area we treat at the same price.
Ants protecting aphids on a Davidson citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
Trails are traced to the colony, not just sprayed where you saw them.
Baits are matched to the species and the season rather than used as a default.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
If ants return within 6 months of a general treatment, we return at no charge.

Backing onto bush means constant pressure from outside. ants are already established in the reserve, and the house is simply the next thing they reach.
Free-standing homes with gardens running into bush. We treat the boundary as seriously as the building.
